One of the biggest mistakes I see in real estate is people focusing only on the offer price.

A high offer doesn’t always mean it’s the best offer.

The real value is in the terms:

✔️ Inspection periods
✔️ Closing timeline
✔️ Contingencies
✔️ Seller concessions
✔️ Repair requests
✔️ Occupancy terms

These details can determine whether you actually get to the closing table—or whether the deal falls apart.

Sometimes an offer that’s slightly lower in price but has stronger, cleaner terms is the better choice. Less risk, fewer surprises, and a smoother transaction can ultimately leave you in a better position.

Before accepting or submitting any offer, take the time to review the entire contract with your real estate agent. Understand the risks, the benefits, and whether the terms truly work in your favor.
