If you’re moving to Palm Beach County from another state, there are a few questions that come up in almost every conversation I have with relocation buyers.
1. “Why is the monthly payment different from what I expected?”
Because buying here isn’t just about the price of the house. Homeowners insurance, possible flood insurance, HOA or condo fees, and property taxes can all affect the monthly number.
That’s why I like to look at the whole cost of owning the home before we get too far into the search. Two homes with similar prices can have very different monthly costs.
2. “What does the HOA actually cover?”
This one varies tremendously.
Two communities ten minutes apart can have similar HOA fees and include completely different things. Landscaping, cable, internet, exterior maintenance, roofs, insurance and amenities are just some of the possibilities.
Don’t assume. We need to look at the specific community and its documents.
3. “How long does buying a home here actually take?”
Usually longer than it looks on TV, but not nearly as complicated as many buyers expect.
From an accepted offer to getting the keys typically takes several weeks, depending on financing, inspections, appraisal, title, insurance and the terms of the contract.
And if you’re buying from out of state, you may be surprised by how much we can handle while you’re still at home.
