Not every remodel feels thoughtful. But every corner of this off-market home in Rosedale feels intentional in the best way. ✨

🛏️ 4 BD
🛁 2.5 BA
🏡 2,590 SQFT
🚗 2-car garage
🏊‍♂️ Pool

The natural light in this house is so ✨dreamy✨! I love how creative and lived-in it feels instead of overly polished or cookie cutter.

Multiple outdoor living spaces, a large sparkling pool, and so many little design details that make the home feel warm, inspiring, and genuinely fun to walk through.

And the best part? It’s still off-market. 👀

If you’ve been hoping for something special in Central Austin before it officially hits the market, send me a message. I have a feeling this one won’t hang around for long.

I’ve seen Austin homeowners spend $70K remodeling a bathroom before listing… and ultimately not be able to sell the home. 💸

Meanwhile, another house nearby freshened up the paint, cleaned up the landscaping, and ended up making a stronger impression with buyers for a fraction of the cost.

I’ve walked through homes where sellers poured tens of thousands into renovations right before going on the market — but overlooked the smaller things that actually shape how buyers feel when they walk in.

And honestly, sometimes a simple garage door replacement or fresh exterior paint does more for perceived value than a luxury remodel.

The upgrades that tend to move the needle most are usually the ones that make buyers feel confident about the home. 🏡

A well-kept yard tells buyers the home has been cared for. 🪻

The right paint color makes a space feel fresh, bright, and move-in ready. 🎨

Most buyers aren’t walking through a home calculating renovation costs in their head. They’re asking themselves: “Can I see myself living here?”

I’m Suzy, a REALTOR® in Austin, TX — follow along for honest takes on what actually works when buying or selling here.

As always, my DMs are open for your questions.

Excited to officially earn my Graduate, REALTOR® Institute (GRI) designation. 🎉

One of the things I genuinely love about real estate is that there’s always more to learn — especially in a city like Austin, where the market, neighborhoods, and lifestyle trends are constantly evolving.

The GRI designation is advanced training for Realtors that goes beyond the standard licensing requirements, with a focus on contracts, negotiations, marketing, market analysis, and helping clients navigate the process more confidently from start to finish.

For me, continuing education is really about being able to serve my clients at a higher level. Whether someone is searching for their first home in Central Austin, relocating from out of state, or trying to find the neighborhood that truly fits their lifestyle, I want them to feel informed, supported, and well represented every step of the way.

Grateful to keep growing in a career I care deeply about — and grateful for everyone who continues to trust me to help guide them through this city I’ve loved my whole life. 🏡
