The Biddeford market continues to move fast in 2026.

Here’s a quick look at the numbers so far this year:

Median Sales Price: $475,350
36 Single Family Homes Sold
Average Days on Market: 13
99% of the single family homes sold for the listing price
Average Price Per Sq. Ft.: $341
59 New Listings Hit the Market

Homes are still moving quickly, and strong pricing continues to hold across the market.

Here is your market update for this week. So far in Biddeford 5 Sales have closed, the median sales price is 575,000, 18 days is the average days on market for listings, 100% received the list price, 341$/sq ft on average, 4 new listings and with 6.0 weeks supply of inventory. In plain English that means how long it will take to sell the inventory at the current sales rate.

These stats tell me that Biddeford is a sellers market. The amount of supply does not match the demand.

Today I had the pleasure of taking a “Working with Buyers” course. One of my biggest takeaways was that helping a buyer is truly a partnership between the real estate agent and the client. Communication, trust, and teamwork are key throughout the process.

Another important lesson was the value of asking thoughtful questions to better understand a buyer’s needs, goals, and priorities. The more we listen, the better we can guide our clients home.
