Here are a few reasons why getting pre-approved before looking at houses is smart:

~ Getting pre-approved lets you know exactly how much house you can afford. (I would hate for you to find something you love and then find out it's out of your budget. :( )

~ When you find the house of your dreams, we can move right away and put an offer on it. (And in this competitive market that gives you the edge!)

~ Many sellers will want proof of a pre-approval before you step foot inside the house. (It shows a seller you have financial credibility)

~ A pre-approval can get you to the closing table faster because your income, employment, and credit have already been verified. (The underwriting phase of your loan can move faster!)

Some MYTHS vs REALITIES of getting pre-approved:

MYTH: I don't have high enough credit score
REALITY: Yes, a higher credit score helps, but there are many buyers with less than perfect credit that qualify.

This cute little cabin is under contract!
There were 9 showings on the Monday after I returned from my trip to Croatia so I spent the day chilling at the property. It was so quiet and serene. The future buyers are going to love it!

Took 9 days and headed to Croatia. I'd never been and I'm so glad I went. We joined a small tour, just 8 of us including the tour director, his videographer, his driver and girlfriend, and another couple. We stayed in Dubrovnik in the Lapad area and did a day trip to the Old City, drove to the top of the mountain that looked down over the city, learned how they farm prayers, visited a family winery on land they've owned for 7 generations. Did a few nights in Split at a hotel within the Diocletian Palace walls (and learned who he was and why it was built). Tours of the city, a wonderful time at Krka National Park, the little seaside town of Skradin for lunch, plus a boat ride to a couple of small islands were just a few of the highlights. We even went to Mostar in Bosnia, which was really interesting. There are buildings that still show the effects of war but the people are lovely.
It was nothing like I expected and exceeded every thought I might have had of those countries. I'm so glad I decided to put Croatia on my list!

Six years ago I officially received my real estate license!!
It was delayed a few weeks because just as I was to receive it at the beginning of March, the world shut down. And so while Harrisburg said yes you're an agent, they also said you're going to have to wait for the paper that says so.
It's been a wild ride these last 6 years and I wouldn't trade it for the world. I've loved helping people with their real estate needs, with a soft spot for first time homebuyers.
