In Utah, we’ve noticed an increase in homes for sale this year compared to August 2025, but the actual sales are down. In the northern counties, Cache and Box Elder, there are still more homes on the market, and interestingly, sales have improved compared to last year. Rich County often skews the data since it’s primarily a vacation area, and it saw a notable drop in sold listings last month. Weber County mirrors the broader trend in Utah, with fewer homes sold last month than in August 2025. The sweet spot for buyers remains the $300K to $500K range, followed closely by $500K to $700K. June marked a peak in sales this year, but August numbers indicate a slowdown as we transition into fall. Additionally, the number of homes that went under contract only to fall through is lower than in the past three years and has been declining since its peak earlier this year in May.
Cache and Box Elder counties are often viewed as bubble communities with limited existing homes and builders, which makes demand more pronounced in these areas. Last month, Cache County saw 134 homes sold, with 36 of those being brand new construction. Box Elder County had 67 homes sold, with 24 of them new builds.
So, what does this mean for buyers and sellers? Buyers are still actively searching, particularly in the $300K to $500K range. There are fewer buyers backing out of contracts now than there were in the spring. New listings are coming onto the market daily, and sellers who price their homes competitively are attracting the most interest. While buyer activity may be slowing as the weather cools, those who remain in the market are serious about purchasing. Builders continue to offer attractive incentives, making it tough for sellers of existing homes to compete. Therefore, it’s crucial for sellers to ensure their listings are clean and well-presented.
