Unlike the traditional 30-year mortgage, the 50-year loan spreads repayment over five decades, reducing the monthly principal and interest. For example, on a $400,000 home, monthly payments could drop by about $250 compared to a 30-year loan, allowing buyers to qualify more easily or afford higher-priced homes in high-cost markets.

What Buyers Need to Know:
While the lower monthly payments sound appealing, the total interest paid over the loanโ€™s life is far greater potentially almost double that of a 30-year loan. For a $400,000 mortgage, total interest could reach $816,000 over 50 years versus $438,000 on a 30-year mortgage.

Market Impact and Considerations:
