When the holidays roll around, travel plans, family gatherings, and all the chaos of the season may make you think it’s better to pull your listing off the market or to wait until 2026 to sell your house. But here’s the thing.

Waiting could mean missing out on a great window of opportunity. Because while other sellers are stepping away, you can lean in – and that might actually give you the edge. Here are 4 reasons selling now may be the better bet.

1. Buyers This Time of Year Are Serious
2. You Have Control Over Your Schedule (and Showings)
3. Other Sellers May Step Back, Which Means Less Competition
4. Homes Decorated for the Holidays Can Feel More Inviting

Homebuyers are watching the economy closely, and for good reason. Buying a home is one of the biggest purchases most people ever make. And some recession talk in the media has made a lot of would-be buyers second guess their plans.

In the latest LendingTree survey, almost 2 in 3 Americans said they think a recession is coming. And 74% of respondents say that’s having an impact on their financial decisions.

But here’s the good news: the experts aren’t nearly as concerned.

10 Easy Steps To Restore Order After Thanksgiving – Pros Reveal the Cleaning Checklist to Gently Reclaim Your Home and Banish Holiday Mess

1.) Prepare in Advance – Get your cleaning supplies and a plan ready ahead of time so the post-hosting clean up is smoother.

2.) Clean in Zones – Break your home into zones (kitchen, dining, living, guest areas) and tackle them one at a time.

3.) Simplify Your Cleaning Routine – Use multipurpose cleaners and fewer tools to reduce time and decision-fatigue.

4.) Tackle Stains Promptly – Address spills and stains quickly (especially on linens, upholstery) so they don’t set.

5.) Target High-Traffic Areas – Focus extra cleaning effort on areas used most during the hosting (entryways, kitchen appliances, door handles) to remove debris and germs.

6.) Freshen the Air – Ventilate your home, open windows if possible, check/replace filters and remove lingering odors.

7.) Re-Organize the Fridge and Pantry – Clear out expired items, reorganize leftovers in clear-labeled containers, wipe down shelves.

8.) Declutter Decor – Take down holiday/fall décor, donate what you no longer need, and store what you keep in sealed bins to prevent pests and clutter.

9.) Delegate Tasks to Others – Involve household members or guests in the clean-up process to share the load and avoid burnout.

10.) Refresh and Restock – Launder guest towels, restock toiletries and essentials, check what supplies you already have before buying more.

After several years of high mortgage rates and hesitation from buyers, momentum is quietly building beneath the surface of the housing market. Sellers are reappearing. Buyers are re-engaging. And for the first time in what feels like forever, there’s movement happening again.

No, it’s not a surge. But it is a shift – and it’s one that could set the stage for a stronger year in 2026.

So, what’s driving the comeback? Here are three big trends that are slowly breathing life back into the housing market right now.
1) Mortgage Rates Have Been Coming Down
2) More Homeowners Are Ready To Sell
3) More Buyers Are Re-Entering the Market

A lot of buyers are stuck in “wait and see” mode right now. They’re watching rates hover a little above 6% and thinking, I’ll buy once they hit the 5s. Because who doesn’t want a better rate?

But here’s the thing: that 5.99% number might not save you as much as you think.

Affordability is still a challenge. There’s no question about that. But the market has given savvy buyers a head start. Mortgage rates have already come down over the past few months. And the drop we’ve seen saves you more than you’d think.

There’s been a lot of talk lately about how a government shutdown impacts the housing market. You might be wondering: Is it causing everything to grind to a halt?

The short answer? No.

The housing market doesn’t stop. It keeps moving. Homes are still being bought and sold, contracts are still being signed, and closings are still happening. The difference is that a few parts of the process may slow down a little, but overall, the market continues to function.

Here’s what typically happens:

With Thanksgiving approaching and the winter holidays around the corner, there are things to look forward to (and prepare for) this time of year. Batten down the hatches for winter weather and get a jump on holiday prep, so you can relax and savor the simple pleasures of the season, like family dinners and walks in the crisp air outdoors.

✅ Quick tasks (can be done in ~1 hour):
1.) Replace or add floor protectors on chair/ furniture feet to protect your hardwood floors.
2.) Examine your sump pump (if you have one) to ensure it’s working properly before heavy rain or winter.
3.) Inspect paths, stairs and railings around your home’s exterior for safety—repair uneven surfaces or wobbly railings.
4.) Show some kindness to feathered friends.Feed nonmigrating birds and offer fresh water (especially when food is scarcer and water might freeze).

✅ Weekend or extended tasks:
5.) Get a jump on holiday-prep: wash and iron linens, sharpen kitchen knives, polish silver ahead of time.
6.) Deep-clean the bathrooms so minimal upkeep will be needed during the holidays.
7.) Inspect bathtub caulk and re-seal if cracked or worn, to avoid water seepage into framing.
8.) Check the exterior of your home for gaps (e.g., around vents or doors) that small critters could use to enter; install door sweeps, cover vents.
9.) Remove the last of the fall leaves and clean out gutters—before the first snow or serious winter weather.

✅ Maintenance & larger-budget items to plan:
10.) Address plumbing issues (slow drains, garbage disposal problems, finicky toilets) before the holiday rush when pros may be booked.
11.) Force bulbs indoors (for early blooms or gifts) — pot them now to have ready during the holiday season.
12.) Stock up for winter. Especially in a region with cold, snowy winters, taking the time now to stock up on winter gear and supplies will mean less stress when that first big storm hits.

If you stepped back from your home search over the past few years, you’re not alone – and you’re definitely not out of options. In fact, now might be the ideal time to take another look. With more homes to choose from, prices leveling off in many areas, and mortgage rates easing, today’s market is offering something you haven’t had in a while: options.

Experts agree, buyers are in a better spot right now than they’ve been in quite a long time.
Here’s what they have to say:
