📈 Cashmere Market Trends | January–September 2026

Cashmere’s housing market is steadier than the monthly headlines suggest. Here’s what nine months of NWMLS data show:

Year-to-date median sale price: $575,000, up 2.7%
Single-month medians: $420K to $875K, which is normal swing for a market with 2–9 sales a month
Homes for sale: up from 12–17 in Q1 to about 30 since April
Months of supply: down from 8.0 in April to 5.7 in September

What it means: buyers have more choices than a year ago, and sellers who price well from day one are the ones getting results.

10 buyers in the first hour at 945 Idaho St. The activity is out there. Are you? 🏡

We’re holding an open house at 945 Idaho St in Wenatchee. It’s a 1949 mid-century home with 3,360 square feet of real character, and 10 buyers came through in the first hour.

How has Cashmere’s housing market really moved this year? Here’s nine months of NWMLS data in one chart. 📊

In a small market, one sale can swing the monthly median by six figures. This year it’s ranged from $420K to $875K. The year-to-date median shows the real trend. It has held between $509K and $575K since April and sits at $575,000 through September, up 2.7% from last year.

Supply is the bigger story:

About 12–17 homes were for sale in the first quarter.
That jumped to about 30 in April and has stayed close to that level since.
Months of supply peaked at 8.0 in April and has eased to 5.7 as sales picked up.

If you’re curious where your home fits in this picture, send me a message. I’ll pull the numbers for your street.

One month of numbers can mislead you. Here are 14 months of Wenatchee (98801) on one page. 🏡

📈 Year-to-date median price: $538,000, up 3.8% from last year and steady all year
🏘️ Active listings: 137, up from 95 in August 2025 and nearly double February’s low of 72
📦 Months of supply: 4.1, up from 2.1 at the start of the year

What this means:

Buyers have the most choices we’ve seen in over a year, and more time to make a decision.
Sellers aren’t losing value, but they’re competing with more listings. Price and presentation matter.

Wondering how your home fits into this? Message me for a no-pressure value check.

New price on a rare one in North Central Washington.

945 Idaho St in Wenatchee's historic district is a 1949 mid-century home that has been carefully maintained for decades. It’s OK to Feel Nervous

Buying a home is emotional. It should be.

It’s where your kids will grow up, where you’ll host holidays, where you’ll finally have the space you’ve been wanting. Of course it feels big.

The way to calm the nerves isn’t to wait. It’s to prepare:
1️⃣ Get pre-approved so you know your real budget
2️⃣ Decide your must-haves vs. nice-to-haves
3️⃣ Work with an agent who knows the local market
4️⃣ Be ready to act when the right home shows up

Confidence comes from preparation, not perfect timing.
