Most wholesalers struggle to close deals not because they can’t find properties, but because they have nobody to sell them to. 🏚️➡️💰

Your buyers list is your business. It’s the difference between sitting on a contract and cashing a check.

And here’s the thing — building it isn’t complicated:

✅ Show up in Facebook groups
✅ Go to local REIA meetups
✅ Post ghost ads online and let buyers find you
✅ Ask every investor you meet, “Are you looking for deals?”

Do that consistently and in 90 days you’ll have more buyers than deals.

The pipeline doesn’t start with finding properties. It starts with knowing who you’re finding them for.

In 2017 an investor friend of mine wanted to partner on this fix and flip that I had under contract for $45,000

I decided not to partner and just wholesale it to him for $65,000 which was over my initial asking price because he didn’t want me to sell it to anyone else

After he put $45k in repairs, paying realtor fees and closing costs he only sold it for $130k after marketing the finished product for 118 days on the market

He either broke even on this deal or lost a couple thousand on this fix and flip 🤦🏽‍♂️

Wholesaling has no risk and high reward and takes no time to profit while fix and flip has a ton of out of pocket costs, headaches, uncertainty just to make either the same, less or nothing depending on the variables

Wholesaling by far is better than fix and flip (Don’t @ me) argue wit ya mamma‼️😂😂
