Surfing… in Wesley Chapel?! 🏄🏿‍♂️🏄🏽‍♀️

Apparently, yes. 👀

Peak Surf Park is planned as part of the broader Two Rivers development along the SR 56 corridor, and Pasco County has now approved the land-use changes tied to the project.

Important distinction: that does not mean the surf park is under construction yet, and the 2027 opening that’s been discussed is still a target — not a confirmed date.

Where is Wesley Chapel?

A lot of people considering Wesley Chapel know the name before they really understand where it sits within Tampa Bay.

So we added a simple regional map to our Wesley Chapel Relocation Game Plan™.

Wesley Chapel is northeast of Tampa with access to I-75, making it possible to reach major employment centers, healthcare, shopping, USF, Tampa International Airport and the rest of the Tampa Bay region.

But here’s the part that matters when you’re actually moving here:

Choosing a home based only on a ZIP code can be a mistake.

Different parts of Wesley Chapel can create very different daily routines depending on where you work, where your kids go to school, which roads you use and how often you need to get into Tampa.

That’s why we encourage relocating families to choose the right community first — then the right house.

Moving to Florida in 2027? This is one property-tax conversation you should understand before you move. 👀

Florida voters will decide Amendment 3 this November.

If it passes, the proposal would eventually increase the homestead exemption for certain non-school property taxes to $250,000.

But here’s the part that immediately caught our attention:

👉 If you are not a Florida resident by December 31, 2026, you could generally have to wait until your fifth year of homestead exemption before receiving the expanded exemption.

And no — this would not eliminate all Florida property taxes.

School taxes remain.
CDD assessments are a separate issue.
And the seller’s current tax bill is not necessarily what a buyer will pay after purchase.

We broke it all down from a real estate perspective — without telling anyone how to vote.

Wesley Chapel’s August housing numbers are in — and the market is still giving us a few interesting signals.

Inventory tightened to 4.42 months, the median sold price rose to $477,495, and homes sold at 99.24% of list price.

At the same time, sold homes took a median of 39 days.

So what does that mean?

For buyers: more room to compare and negotiate than in a frenzy market.

For sellers: pricing and presentation matter more than ever.

For move-up homeowners: this may be one of the more workable environments we’ve seen for coordinating a sale and purchase.
