🌴 Florida Housing Market Update – December 2025 🏡

Right now, the Florida real estate market is in a “balanced to buyer-friendly” zone — not the frenzied seller’s market of recent years, but a shift toward stability that’s great for buyers. 🛋️
• Inventory is up and buyers now have more choices — over 40% of active listings recently saw price reductions across the state. 
• Median sale prices have leveled off for single-family homes, and prices for condos/townhomes have eased somewhat compared with 2024. 
• Because homes are staying on the market longer and sellers are often more willing to negotiate, now could be a smart time for buyers to get a foothold — especially if you’re looking to move or invest.

If you’ve been waiting on the sidelines, you might find more value and flexibility now than in the heated market we saw a few years back. 📉✅

Fannie Mae Drops Credit Score Minimum — Big Shift Ahead?

Wanted to share some interesting news — Fannie Mae just announced it’s removing the 620 minimum credit score requirement for loans. Lenders will still have to follow Fannie’s core underwriting standards, but they’ll now have more room to use other factors to assess borrower risk.

This could be a pretty big shift. On one hand, it opens the door for more borrowers who’ve been sitting on the sidelines—especially first-time buyers or those with limited credit histories. That extra demand could give the housing market a short-term bump, particularly in the entry-level price ranges where competition is already tight.

On the other hand, if supply doesn’t increase to meet that new demand, we could see further upward pressure on prices and affordability. It’s also worth watching how lenders actually interpret this flexibility—some may move cautiously until there’s clarity on how Fannie’s automated systems evaluate these new borrower profiles.

Overall, it feels like a move aimed at inclusivity and market liquidity, but it might intensify price growth before it eases access. Definitely something to keep an eye on as we move into next year’s spring market.
