I keep hearing "I'm going to wait for the prices to drop" when talking with potential buyers. I hear sellers say "The market dropped so it's not a good time to sell anymore."

Prices aren't going to take some magical drop and the market still favors sellers. Here is a pretty good look at what the experts see in 2023 as it relates to home prices. Even if you remove the high and low, you're still in double digits.

Sometimes the road for buyers can be a tough one, especially in this market. Today we reached the end of that road for my friend and fraternity brother, Brian Morozewicz.

After looking at what seemed like 1000 homes and making offers on...well, just about all of them...we found the right home in the right spot and everyone is thrilled. Settlement today was smooth and easy. The sense of relief I felt in you was a relief for me.

Interesting development in the market. Rates went up but so did average sales price. Even better, inventory has grown too. While 2.6 months of inventory is still low, it's better then it's been in a while.

So, what does that mean?

Two things:
1) If you worried you waited too long to sell and rates are driving down prices, you're still good. The rates are still low historically and values are still rising. Call me today to get listed.

2) If you worried you can't afford a house now with higher rates, you're still good. Trust me and the partners I work with to find you the right home in the budget that fits. Call me today to start shopping.

These two were so much fun to work with. Quinn and Chris made each showing an adventure, especially Chris. We saw some houses that he just didn't fit in, literally ceilings in rooms were too low for him to stand upright. Quinn always had a positive note about every house no matter the negatives and always had a smile on her face.

Not quite as big as the smiles on their faces after we closed though!!! Look at how happy they are. I love what I do. How can I help you?

Interesting numbers here. Inventory is down 2.7% from last month and 4.5% from last year.

At the same time, the Median sales price is up 15%.

What does that mean? It means prices continue to rise as inventory continues to shrink. For those waiting on a bubble to burst, stop waiting and call me. I was able to secure four contracts in the last six weeks. I can help you find the home you're looking for today.

Buyers, sellers, renters, snowbirds, "get me the hell outta jersey"-ers, reach out. This market isn't going anywhere fast.

The hot housing market has some buyers hoping it’s a bubble waiting to burst. Experts say this market is unlike the housing bubble 15 years ago, and it might not be wise to hope for the market to crash.

Some very interesting things in this article concerning the housing market. Overall, still a great time to list and sell while buying should be a little less competitive and rates, while they will rise a bit, will still be near historic lows.
