We bought a house with a pool!
Our intentions behind this home were strategic. We knew that it would make a great starter home plus when we are ready to move on and upgrade it will also make an excellent investment property due to the comparable rental properties in the area.
When the end goal is to start investing into real estate it is smart to start small and then work your way up. Had we of bought a much larger single family home it would have taken much longer to turn it into a rental property and might have not of made enough ROI after renting it out in 3-5 years. This property had brand new systems, didn’t really need much work (maybe only some minor cosmetic updates such and kitchen & bathroom), and the bonus was that it had a pool which will save us money on joining a pool. The kids will get to enjoy it for a couple of years and by the time we are ready to move on we should be able to cash flow at least $500/m (esp after doing a NO COST Refi), have the new tenants pay our mortgage, and take out a HELOC to use towards our next home and repeat!
