There is an important piece of information missing in this article in regard to dual agency. Under PA law dual agency rules, the agent cannot take actions "adverse or detrimental" to either party. So during inspections, a dual agent should not:
- strategically coach the buyer on how to pressure the seller
- Advise the seller how to defeat the buyer's leverage
- Reveal confidential motivations or negotiation limits
- Strongly advocate one side's negotiating position over the other

That is why if you are a buyer who thinks you have leverage by contacting the listing agent to represent you, think again. With that being said the listing agent CAN use a designated agent within the same brokerage who may negotiate more aggressively for their own client while the broker remains neutral.

If you are looking to buy or sell - these conversations matter. Which is why you must interview more than one agent when considering jumping into the real estate market. I have always found true dual agency to be a conflict of interest so I choose not to practice it in my real estate business.
