A few things you'll never catch me doing as a realtor. 🛑

Real estate can feel like a sales game from the outside, and I get why!

Some people are simply focused on hitting the number, closing the deal, and moving on to the next one. That's just never been the way I want to work.

For me, this job is so much more than handing over a set of keys.

It's helping someone find a place that actually fits the way they want to live, and being someone they can count on long after the closing paperwork is done.

I'm so happy to congratulate Amanda and her son Matthew and daughter in law Leslie on their purchase of this beautiful end unit townhome in West Chester. I showed them a few homes many months ago, and they took a break for awhile while Amanda was out of the country. She actually wrote this offer sight unseen while in China (with Matt and Leslie's approval) and closed just a few weeks later! Writing an offer with a 12 hour time difference proved to be difficult but we made it happen. This home had the perfect blend of dual ensuite spaces for a multi-generational family situation. I am glad to have worked with them and wish them much happiness in their new home!

Selling your home is one of the biggest financial decisions you'll ever make, and the agent you trust with it should approach it that way too.

The worst real estate advice sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.

A good realtor will help you buy a house. A great one will make sure it's actually the right one. đź’Ż

When you're new to buying or selling, it's easy to assume every agent is basically doing the same job.

They show you homes, write offers, hand over keys. But the way an agent actually does that job is what separates a smooth move from a stressful one you're still telling stories about years later.

The best ones treat your move like it's their own. They take the time to understand the way you actually live, they slow you down when you need to be slowed down, and they're still around long after the boxes are unpacked.

That's the kind of agent worth holding out for.

Summer is one of the most competitive times to buy in our market.

The kids are out of school, some people have more work flexibility, and inventory levels are stable.

Here's what I want you to know if you're thinking about making a move this summer...

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.

School starting, a job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn't mean the house is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced agent on your side!)

Most buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later).

And most importantly: talk to more than one lender. I've seen the same buyer get wildly different rates just by making two extra phone calls.
