"In the evaluation, completed by Redfin Real Estate, West Chester and Phoenixville ranked among the state’s twenty most competitive markets. The two boroughs ranked sixteenth and eighteenth respectively.

Redfin ranked Pennsylvania housing markets according to months of supply, average sale-to-listing ratio, and average days on the market. The team collected data from January through October 2025.

For individual statistics, West Chester had an average of 20.4 days on the market with a sale-to-list ratio of 102.9 percent. 56 percent of homes sold for above asking price, and 77 percent of homes went off the market within two weeks.

In nearby Phoenixville’s housing market, homes spent an average of 22.71 days on the market. The sale-to-list ratio was 101.7 percent.

Also in Phoenixville, 58.6 percent of homes sold for above the list price, and 73.2 percent went off the market within two weeks."

In a recent evaluation by Redfin Real Estate, West Chester and Phoenixville have two of the most competitive housing markets in Pennsylvania.

BREAKING: As of February 18th, 2026, West Goshen's Goshen Commons Community implemented a ban on Student Housing in the Community.
"No Unit may be leased, occupied, or otherwise used as Student Housing, nor may any Unit be leased to, or occupied primarily by, Students...Further, ‘Student Housing’ shall not include a Unit occupied by a Student who resides with a parent or legal guardian, but shall include any Unit leased to, or occupied primarily by, two or more Students living independently."

BREAKING NEWS: Four municipalities declare ‘emergency’ resolutions on phorid fly issue

Nearby property owners and residents have suffered for too long with nagging pests invading their homes with almost no resolution available. The mushroom farm operations brought this issue upon the local communities and should bear the responsibility of ensuring the issue is eradicated in Chester County so that it is no longer an environmental and health hazard to the nearby communities.

Four municipalities in southern Chester County — Kennett, Avondale, New Garden and Kennett Square — have declared emergency resolutions to combat the phorid fly crisis. The collective measures cite local public health concerns and the economy as the phorid fly population has increased exponentially since 2012. In December, Kennett Square Borough Mayor Matthew Fetick requested a meeting with Gov. Josh Shapiro to address the crisis with local stakeholders. Shannon Powers, press secretary of the Pennsylvania Department of Agriculture, said the department is leading efforts to combat the insects, supporting research into new control technologies that will help reduce the amount of phorid flies. Prior to 2012, the flies were controlled using a chemical called diazinon, but that is no longer available for mushroom farmers to use. There are approximately 1,800 growing rooms located in Chester County, and local officials are calling for actions to help residents and the mushroom industry combat the problem.
