When trying to figure out monthly mortgage payments there are a lot of things that get taken into account. Here are the top four line items that go into your monthly payment! Knowing what you're actually going to be paying each month is important during your home buying journey so you can be sure you are staying within your realm of comfortability payment wise, but it helps you rationalize what actually you are paying for. Unlike when renting you can often don't know the actual breakdown of what your monthly payment is, because you have to account for your landlords profit as well!

One of the biggest things I can reccomend is to not assume, whether that be that you CANT afford or WHAT you can afford. We live in the day and age of technology and you have all of these online companies estimating your approval and monthly payments for homes without actually taking the deeper dive that is necessary. 🎄This is a common issue I mentally debate with myself. Growing up my mom would always collect and gather different christmas ornaments that had meaning to us, whether it be our birthday, or something we've made, or something we liked. So the tree is always a colorful representation of our life and our family. But I also love the aesthetically please look as well.

Maybe I will just have one tree for sentimental value (and that I let my niece help me decorate) and then have another in another section of the house for the aesthetics 😅

📸🎥Who you list with matters! The "don't judge a book by it's cover" does not apply when it comes to your listing photos. Having quality listing pictures is going to make all the difference when it comes to capturing potential buyers online. When preparing to list your home you will not only want to stage your home for showings but for listing photos too! I always tell clients that your home should look like model home for photos. This does not mean go out and buy all new furniture, but what it does mean is try to declutter and neutralize the space as much as possible. I offer free staging consultations for my seller's and even offer an additional service where I can clean and stage your home to get the most out listing photos without having to add anything else to your plate! We also have a professional photographer that will come out and take pictures, video, and drone footage of your property.

🤦‍♀️I can not tell you how many times I have had to help clients see past poor quality listing photos to see the true potential in a house. Do not let the pictures cost you on top dollar & terms for your home!

😪What a difference these last few weeks have had on interest rates. We went from hitting the 7's all the way back down to a 6.0! 🤯The truth of the matter is that there are many factors that affect interest rates and so while there are experts that can make predictions about what they think is going to happen with rates it is never guaranteed. So do not place your homebuying timeline on what you think is going to happen with rates, reach out to a local lender and learn more about current rates and what they mean to you, as well as any programs they have going on that may help lower rates or the effect from them.

📚📑The tip of the week is to get informed about all of your different lending options out there. 30-year conventional is the most common one you hear about, but there are so many programs (Ex: FHA, VA) out there that benefit specific circumstances and needs that you want to make sure that you are matched with a mortgage program that is most optimal for you! Factors that can vary which program will work for you are things such as Credit Score, Cash to Close, Income, Etc
