Here’s a quick breakdown of how “Coming Soon” listings work in CincyMLS and why it matters for you sellers 👇

🏡 A “Coming Soon” listing means:
✔️ The listing agreement is fully executed
✔️ A Coming Soon authorization is signed
✔️ The property can be marketed before showings begin

📅 The showing start date can be scheduled up to 10 calendar days from submission.

🚫 During the Coming Soon period:
• No showings allowed
• No offers can be presented to the seller
• The listing cannot be entered as Active

⚠️ Important:
Once the listing is entered into MLS, the Showing Start Date cannot be changed.

And if the home isn’t ready by the scheduled date?
The listing must be changed to Withdrawn until the property is ready.

Using “Coming Soon” strategically can build anticipation, create exposure, and help sellers prepare for a strong launch — but only when it’s done correctly.
