Plans submitted this fall have room for review comments, revisions and a hearing date before winter. Plans submitted in February usually do not.

"It's just a pool." Then the township asks for a stormwater plan.

A pool, the patio around it and the decking all add impervious surface. Past a certain amount of new impervious area, most townships require a stormwater review, even on a single residential lot.

We run the calculations, draw the plan and make the submission so it clears review the first time.
