Here’s a summary of the direct services that we provided for our client:
1. Property Management 🛠️ Utilities serviced, bill pay, lender communications, exterior security installation & regular property check-ins.
2. Construction 🚧 Conducted needed repairs to ensure property was structurally sound, improving property value and salability.
3. Junk Removal 🚛 Itemized all items that needed to be removed & set aside all items they needed to keep.
4. Storage & Dispersement of Personal Items 🛻 Stored and shipped personal items to sellers new location while selling more valuable but unwanted items to further benefit the seller.
5. Landscape Maintenance 🌲 Lawn care, tree / shrub trimming, trash removal. Keeping the exterior clean is key to avoid city fines especially when the property is vacant for long periods of time.
6.. “Off Market” Property Promotion🧾The seller didn’t want the property listed on the MLS so we showcased the property to our database of HUNDREDS of buyers, investors, agents, brokers & contractors that were in the market for a property like this one. Coupled with a targeted social media marketing campaign and we were able to find a qualified buyer within days.
7. Contract Negotiations 📉 Because the seller informed us of their needs we were able to negotiate and deliver an agreement that fulfilled those needs on their behalf without bothering them unnecessarily.
8. Transaction Coordination 💁🏻♀️After the agreement was made our team facilitated the transaction on the sellers behalf without them needing to be involved. Keeping them informed every step of the way. We handled all needed paperwork & city / township processes for them.
9. Closing 📝 since the seller was located Out of State we attended the closing for them. Being their designated agent we signed the needed paperwork for them and had their funds wired directly into the account for IMMEDIATE availability.
10. Peace of Mind 🕊️ It all came down to trust. After a thorough consultation the seller was certain that we could handle the process for them. We then lead the process while keeping them informed along the way and ultimately delivering their money directly into their account. A win/ win for all!!
