Wouldn’t it be amazing if you could pay off your mortgage early? Might sound like a pipe dream, but it’s not impossible. In fact, 37% of U.S. homeowners are living mortgage-free. Why shouldn't you be one of them??

Just because you opted for a 30-year mortgage doesn’t mean you actually have to spend the next 30 years paying it off! Here are three hacks to knock it out early:

Hack #1: Make an extra payment every year. Simply divide your mortgage payment by 12 and add that amount to your principal each month.

Hack #2: When your income increases, don’t increase your spending. If you get a raise, it’s tempting to bump your spending along with it. Instead, keep the same budget and put the extra towards your mortgage.

Hack #3: Put surprise money towards your mortgage. Any time you get extra $$$ from a tax return, bonus, inheritance, refund check, or whatever else it may be, toss it to your mortgage. You won’t miss it, and the future you will thank you.

Short-term rentals top of mind? If not, maybe they should be. With the demand higher than ever and projected to increase, 2022 might be the right time for you to try on a short-term rental.

A few tips?

1. Say yes to pets: In a recent survey, VRBO saw a 40% increase in the rental site’s overall demand for pet-friendly vacation homes.
2. Make it family-friendly. I’m talking bunk beds, video gaming consoles, bikes - all the things kids love.
3. Think on the longer side of short-term. With more people adapting to a flexible work schedule, markets everywhere are seeing an uptick in long-term rental stays.

Wondering which U.S. destinations are leading the pack in the short-term rental market? According to an analysis of Airbnb and Vrbo data, here are the markets with the highest potential profits:

- Maui, Hawaii - $375 average daily rate
- Kenai Peninsula, Alaska - $262 average daily rate
- Chattanooga, Tennessee - $180 average daily rate
- Gulfport/Biloxi, Mississippi - $196 average daily rate
- Slidell, Louisiana - $339 average daily rate
- Crystal River, Florida - $221 average daily rate
- Joshua Tree, California - $327 average daily rate

Giving your bathroom a facelift doesn’t mean shelling out the big bucks. There are tons of ways to upgrade without breaking the bank! So if you’re toying around with a little transformation, here are a few ideas for a budget-friendly bathroom refresh.

- Repaint the vanity, and consider a bold, on-trend color.
- Switch up the textiles. Nothing says, 'I feel pretty!' like fresh towels, new hardware, updated window coverings, and a plush new bath mat.
- Get a new shower head. Three words: Rain shower head.
- Upgrade light fixtures. A careful swap will make a huge impact.
- Add funky artwork — an instant mood-enhancer.

Imagine how amazing it would feel to finally pull together a plan to invest in real estate. If this sounds like something that sparks joy for you, then imagine no more because I can make this a reality! Plus, there’s no time like the present to get started!
This is exactly how I started with real estate investing, make it simple and fun!

Here’s one of the easiest ways to start your investment journey:

- Step 1: Buy a house, condo, or townhome in an up-and-coming or in-demand neighborhood or school district. (PS - I can help!)
- Step 2: Move in, and live life! As you do, get the home looking better than it did when you bought it by making small cosmetic changes.
- Step 3: After a year or two, buy a new home, and rent out the first one. (But remember, rental income is taxed as ordinary income, so make sure to plan ahead for tax season!)
- Step 4: Wash, rinse, and repeat!

By living in a house before renting it out, you can finance it as a residence, which will land you far better terms on a loan.

I don't know who needs to hear this, but, not all home improvements are going to help you build equity in your home.

By all means, put your touch on your home. You've worked hard to get where you are and should make it your own! Just know that not all improvements are going to add value. While a doggie door is SO convenient and a front yard fountain is 100% calming, things like a new HVAC, updated appliances, or a replacement roof are always going to be more reliable investments that boost your home's bottom line.
