πŸ‘‰πŸΌWhile there's some dispute on exactly how much rates will decrease, the general consensus is that mortgage rates will go down in 2024, and they could even end up close to 6% by the end of the year.

Juneteenth is the oldest nationally celebrated commemoration of the ending of slavery in the United States β€” also known as Emancipation Day.

On this day in 1865, a Union General rode into Galveston, Texas to share the news the Civil War had ended, and slaves had been freed.

When the Declaration of Independence was signed in 1776, slavery still existed in America. It would be 89 more years before slavery would officially end.

Today, we remember and pay tribute to the day slaves finally received their freedom.

Let us not forget the significance that today holds in our country.

Despite all of the doom and gloom headlines that you may have seen recently, our current real estate market is HOT. I'm talking 20+ offers, 10-15% over asking, waived contingencies, and offering your kidney, crazy. This is a result of a severe inventory shortage and high demand – but how does this affect you?

If you're thinking of selling, the time is NOW. With very little inventory, you will likely attract many more motivated buyers than you typically would in a more stable market, which means more potential offers, and maybe even a bidding war. If you've thought about making a move in the next 3-5 years, I would strongly suggest you consider selling THIS year. Just like our economy, the real estate market has a cycle – and we are at the top of it right now.

Wondering how much you could make if you sold your home tomorrow? First, you will need to know how much you can realistically sell your home for β€” that's where I come in! I can provide a comparative market analysis and give you a suggested list price based on recent comparable homes that have sold in the area (and it's FREE!)

Next, take your selling price and subtract the following:

β€’ Your mortgage payoff amount (tip- this is not the same as your last statement balance, you may have to call the mortgage company to get an accurate payoff amount).

β€’ Real estate commissions. (typically 6% β€” 3% for the buyer's agent and 3% for your agent) plus any costs to prepare or stage your home.

β€’ Transfer tax. This varies from state to state and is sometimes split between the buyer and seller (typically between 1-2% of the sale price).

β€’ Moving expenses (plan for 1% of the selling price.)

Over the past few years, there has been a lot of buzz around the term "appraisal gap coverage" due to the rise in home values and the competitive, multiple-offer environment. But what does it really mean?

When you purchase a home with a mortgage, the lender typically requires an appraisal to validate the purchase price and "protect" themselves to ensure that they are only loaning you what they are told the home is "worth" based on comparable homes that have sold. This is also to protect you so that you are not underwater on your home value before you even settle.

However, in a competitive market when home prices surge, the appraised value may fall short of the agreed-upon price, creating a gap that needs to be addressed. Therefore, offers are being made with stronger, more creative terms, such as providing assurance that any difference between the contract price and the appraised value (or up to a certain amount of the difference), will be made up in additional cash at settlement. Essentially, in order to get competitive against multiple offers, buyers are offering to cover the difference between the appraised value, and the contract price (ie "the gap"), so that the seller still gets the agreed-upon price.

If you have some extra cash saved up, this may be a great option to consider if you find yourself in a competitive situation. It's important, however, to understand the risk involved with covering an appraisal gap, along with your options if the appraisal does happen to come in lower (restructuring your loan amount, getting a gift, etc).

It's important that you speak with your lender before assuming you can actually make up the difference if the appraisal comes in low β€” you don't want to drain your entire savings account or rainy day fund in doing so.

In a world where we often measure success and fulfillment by the number of opportunities that come our way, it's crucial to remember that the true essence of an opportunity lies in its inherent potential to create a positive impact on our lives.

Sometimes, we may find ourselves in situations where it seems like opportunities are scarce. It's easy to become disheartened and assume that the lack of opportunity equates to a lesser chance of achieving our goals or finding happiness. However, the reality is quite the opposite.

When there are fewer opportunities, we are presented with an invaluable gift β€” the chance to discern and choose wisely. This shift in perspective allows us to be more selective and intentional about the paths we pursue.

Remember, the opportunity that appears less apparent or is not as readily available does not diminish its value or potential impact. It may be a career change that challenges us to step out of our comfort zone, a chance to pursue a passion project that fills our soul, or an opportunity to forge deeper connections with the people who truly matter.
