The national housing headlines are getting plenty of attention today. The National Association of REALTORSĀ® reports that August existing-home sales declined 2.0% from the previous month and 1.2% from last year. Inventory reached 4.9 monthsā€™ supply: the highest level in more than 10 years: while the median existing-home price rose 1.6% year over year to $429,100.

But this isnā€™t Chester County.

In the countyā€™s July market, inventory was just 1.9 months, homes went under contract in a median of six days, and homes sold for an average of 103% of list price, compared with 99% nationally.

The national trends are worth watching, and buyers may have more room to negotiate in some markets. Locally, though, well-priced homes are still in demand. A national headline shouldnā€™t make the decision for you. What matters is your neighborhood, price point, and timeline.
