Since Covid and inflation hit, many have been impacted financially. I look for ways to help, not just my clients, but friends, family, neighbors, and community members by thinking outside the box. There are SO MANY people who have property held by the Pa Treasury Department. It's not their money...it is yours!

I got back over $200. There are members in my community who will be getting back over $1,000! The state will not notify you that they have your property (my uncle has had property held since the early 1980s)! Check out this post and discover if you have money, or other property, that needs to be returned to you!

A quick trip to a craft store, and you can select the size, the color flowers, berries, greens, etc. Select several different combinations for different seasons or holidays.

It started so that when people drove around a neighborhood they could easily tell which homes had paid off their mortgages. Certainly a symbol of pride and accomplishment.

What do you do when you receive a glowing review from a man nick-named Honeybadger? You share it, of course!

Asking for reviews has never been my strong suit. I’d rather help my clients than sell myself. So, when a client goes out of their way to write such an excellent review, it is beyond gratifying. It truly makes my day/week/month or even year! I truly enjoy what I do…and it makes everything feel worthwhile and right.

When is the best time to buy? This question is asked often, but often not asked to the appropriate people...buyers themselves!

Prices have increased again from 2021 to 2022. Interest rates have increased from 2021 to 2022. Affordability is beginning to dwindle as is the competition. Houses are beginning to sit on the market a bit longer. But competition will always be there for houses that are move-in ready, in a great location, that are priced right and presented well.

Ideally, buyers want to buy during a buyer’s market (more houses than there are buyers). However, the market is out of our control and the only thing we can control are our own personal circumstances.

So, for buyers, what are your ultimate housing goals? What steps are you comfortable in taking in order to get there? What timeline is your ideal vs your most-likely?

Yes, location is huge in real estate as that is one of the key driving forces to price and appreciation.

BUT…

1 .Are you willing perform some elbow grease to take a not so good looking home in a great location to something beautiful, increasing its value along the way?
2. Are you willing to live in a home smaller than what you truly want to get your foot in the door in an area sought after?
3. Do you have the gumption to purchase a multi-family home, live in one portion of it and rent out the other(s) to assist in not just getting into a location, but an investing channel?
4. Essentially, are you willing to do what most other buyers are not?

If you are, you have a better opportunity to purchase a home in a seller’s market than those seeking the HGTV perfect move-in ready house.

As for what is affordable? I would help you determine that by reviewing what lenders pre-approve you for, taxes in different locations vs asking prices, income, commutes, along with multiple other factors to ensure you are comfortable financially in making a move. You are in control of your real estate future!

As buyers and sellers, you hold considerable power during the entire process! You just need to know how to go about finding the right people to help you properly.

First, please understand that you determine who works for you during each step of a real estate transaction. Often, buyers have more individuals to hire than sellers…and knowing that you are hiring professionals, you need to do your due diligence. Research online, speak with others about who they used and their experiences and interview multiple vendors for each position.

Second, as you speak with potential hires, make sure they answer all of your questions at your pace and don’t rush through a script or time constraint you. Real estate is a sales business, but you should never feel like you’re being sold or rushed.

Third, listen to your gut. All decisions in real estate are yours to make, not for anyone else to steer you, pressure you, or coerce you. Listen to those who truly listen to you and have your best interest at heart. Those who invest in you invest in your future and happiness. That is priceless!

I’ve built my career on investing in my clients; on integrity and honesty, on collaboration with them and for listening to them, and providing them options at every step of the process. It’s been a successful model and one I will always use.

When working with clients, there’s always the opportunity for me to learn. And learning is memorable when it’s embarrassing.

For instance, ensuring the exterior doors lock and are secured is common sense when buying a home. However, you also want to ensure interior doors lock, ESPECIALLY THE BATHROOM! To learn a lock doesn’t work while showing a home and it opens while said room is in use is certainly something to learn from!

Although I was a bit red in the face that day, we all laughed it off and continued on our search. This couple took everything in stride, were open to learn as much as they could, were patient, and stuck to what mattered most to them in finding a home. It took longer than they had hoped, but they found the one to begin the next chapters of their lives!

I still smile when I think about what happened, with a chuckle. And a slight shake of my head. Each search with each client has moments to remember!

This was the first property I closed as a Realtor. I was both excited and nervous for two specific reasons: first, it was my first transaction in a new profession and I wanted to prove myself. Second, the buyers were my husband and me!

I vividly recall the emotional roller coaster I experienced in the dual role of Realtor and buyer. Emotions that I empathize with when I have buyers going through their experiences. This is why I take as much time as my clients need to understand each step of the process, to ensure they make educated decisions best for them and to alleviate stress where I can.

Like most that day, I recall precisely where I was.

I worked for Enterprise Rent-A-Car in Narberth, PA. Usually rather quiet, but we had a very large crowd that day, ending their workdays early and frantic to get home. We didn't have enough cars for everyone, so I stood on my desk and had all those traveling west to stand on this side of the office, those traveling north, over here, etc. We packed each car full of people helping each other get home. I only heard reports from our customers and hadn't seen or heard any official news until I got home.

What stood out to me most, was how helpful and polite everyone was to one another, even though you could see deep concern and, perhaps, fear in their eyes. Most marked out their routes on the maps we provided ensuring the most direct route for everyone they were now commuting with got home quickly. No one demanded, yelled, or showed impatience in any manner. Just gratitude, graciousness, clarity, and deep empathy. People helping strangers as if they were friends.
