Some days Vermont feels like a painting.

These were all taken on my morning and evening walks, just ordinary moments close to home.

Mist hanging between the trees. Roads disappearing into the woods. Light changing by the minute. That unmistakable feeling that fall has officially arrived.

This is the part of Vermont life that is hard to explain until you live it.

No destination required. Sometimes you just walk out the door.

Some places become part of your routine without you really thinking about it.

Mill & Whistle is one of those places for me. I’ll meet friends here for a mocha and a catchup, stop in for something really good to eat, or bring my laptop and get a little work done.

I also love their mix of thoughtfully sourced goods, including natural and lower-tox options that align with how I try to shop and live.

It’s a great example of why I love highlighting local businesses. These are the places that give a town its personality and make everyday life here feel a little better.

Not every listing goes under contract in two days.

When a property sits longer than expected, the job becomes less about launching and more about reading what the market is telling us.

Are buyers looking but not scheduling showings? Are they touring but not writing offers? Is the issue price, condition, presentation, location, or competition?

Those are very different problems, and they require different responses.

I watch showing activity, feedback, new competing listings, recent contracts, price changes and buyer behavior. Then I bring that information back to my sellers so we can make informed decisions about what to adjust next.

Getting a property on the market is only the beginning.

The real work is knowing what to do after that.

Check out my newest listing! What I really like about this one is how well it works for a Vermont getaway. There’s plenty of room for people to spread out, great outdoor space, and so many fun ski house touches, especially the vintage lift chair in the living room. It already has that relaxed, come up for the weekend feeling buyers are looking for.

We spend a lot of time choosing flooring based on how it looks. I think there’s another question worth asking:

What is it actually made of?

Flooring covers a significant amount of surface area inside a home, so I look at materials, finishes, adhesives, carpet backing and what may be underneath the existing floor.

I tend to favor simpler materials like solid wood and tile, with natural fibers like wool when a softer surface makes sense.

And if you’re removing old carpet, don’t immediately cover the subfloor again. Take a look for moisture, staining or musty odors first.

Healthy-home decisions don’t always require a major renovation. Sometimes they simply require asking better questions about the products we bring into our homes.

Save this for your next flooring project, and share it with someone renovating a home.

Want the amenities, but not the condo?

That’s a conversation I have with second-home buyers more often than you might think.

60 East Brook Crossing offers an interesting alternative. It’s a single-family home in Chimney Hill, with its own yard, deck and outdoor space, while owners also have access to community amenities including indoor and outdoor pools, hot tub, fitness room, tennis, hiking trails and a fishing pond.

You get independence at home, with amenities there when you want them.

There is still an owners association, so fees, rules and assessments need to be evaluated just as carefully as the house itself. But for the right buyer, this can be a great middle ground between a traditional stand alone home and condo ownership.

If you want to know what September in Vermont feels like, this is a pretty good place to start.

Apples on the trees. Fresh pressed c***r. Something warm from the bakery. Historic barns, incredible stonework and views that make you slow down for a minute.

We spent some time at Scott Farm Orchard, a farm that has been cultivated since 1791 and now grows more than 100 varieties of heirloom apples.

I loved all of it, but what struck me most was how ordinary this kind of afternoon can be when you live here.

That's the Vermont lifestyle I want to keep showing you. Not simply beautiful houses, but the places, food, landscapes and traditions that make living here feel like living here.

This is exactly the kind of local resource I love finding and sharing. One of my favorite parts of living in Vermont is how close we can actually get to the food we eat.

I stopped at Rebop Farm Stand and loved how much was available in one amazing local stop, including raw milk, local meat and other farm products produced close to home.

Places like this are one of the reasons I talk so much about the lifestyle surrounding a home. Where you buy your food, who grows it, which businesses you support, and the routines that become part of everyday life all shape how a place feels.

For me, having access to local farms and real food is a pretty meaningful part of Southern Vermont living.
