🚨🚨ATTENTION HOME BUYERS!!🚨🚨
Here's what you need to know:
🏡 Starting August 17th, REALTORS® can't show homes without Agency Disclosure and a signed Buyer’s Representation Agreement OR a one-time showing agreement form. This means you'll need to sign paperwork with a REALTOR® before viewing any property. This is not a recommendation it is MANDATORY BY LAW from here on out for ALL REALTORS®.
👉 Why? This change is due to a national lawsuit settlement affecting all agents with the REALTOR® designation (members of the National Association of REALTORS® who adhere to a strict Code of Ethics). That includes me, as I am a REALTOR®.
📄 What's a Buyer’s Representation Agreement? It's a contract stating you're hiring a REALTOR® to help you buy a home, outlining roles, duties, and compensation (because just like you, I don’t work for free!). This is my profession NOT a hobby.
🤔 Why does this matter? These agreements are now mandatory before touring homes, and they may impact your budget. But don’t worry—I’m here to help you understand these changes, advocate for you, and negotiate on your behalf.
🔄 Buyer’s Consultation Meeting BEFORE house shopping. I have been doing this since I began my career in real estate. This casual conversation can happen over zoom, or in-person over coffee, lunch, at my office, or wherever you’re comfortable. We’ll go over the home buying process and your buyer/REALTOR agreement options to ensure you understand them fully. This step WON’T be skipped- going forward if you are serious about buying a house, I will require this meeting.
⚠️ THE BOTTOM LINE: Starting August 17th, no REALTOR® can show a home without a signed Agency Disclosure & Buyer/Showing Agreement forms. This applies nationwide, not just in North Dakota.
