We got the chance to check out Fargo's newest adventure park opening weekend and Teagan was obsessed 🤩

From giant slides and obstacle courses to climbing walls, trampolines, a zip line, arcade games, and a dedicated toddler area, there was way more to do than we expected.

As a parent, one thing I appreciated was that there were activities for different age groups!

Her official review? ⭐⭐⭐⭐⭐

Her first question when we left: "When can we come back?"

Don’t get me wrong, Zillow can be a useful tool.
Their estimates are based on recent sales and market data, which gives them a starting point.

BUT Zillow has never walked through your front door.

It doesn’t know if your kitchen was completely renovated last year.

It doesn’t know if you’ve updated the bathrooms, replaced the roof, finished the basement, or spent years maintaining the home.

And it definitely doesn’t know that the house down the street it compared yours to still has carpet from 1997 while yours has been fully updated.

Two homes can look very similar on paper and have very different values in real life.

That’s why a Zestimate is exactly what it sounds like. An estimate.

Not the number I’d recommend basing major financial decisions on.

Not enough people talk about the emotional side of closing day and not because of the new house.

Because after 45+ days of daily texts, showings, inspections, appraisal drama, underwriting, and getting to know you and your family, my temporary besties just get the keys and move on with their lives. LOL

Congrats on the new house, but I expect occasional updates from the other side.

These first time homebuyers are officially homeowners! They found a sweet home in South Fargo, and while it may be an as is property, it has so much potential. I already know they’re going to make it their own, starting with the most important project of all, a nursery for their baby boy arriving this August. 🍼💙

Maybe it’s because I’m a mom now, but I think boredom gets a bad reputation.

Some of my favorite childhood memories came from having absolutely nothing to do.

Just a bike, a sprinkler, a driveway full of chalk, and figuring it out as we went.

Boredom wasn’t something we avoided. It was usually the beginning of something: a game, adventure, getting a little creative.

And while I’m definitely grateful for the conveniences we have today, I also think there’s something special about letting kids be bored long enough to use their imagination.

So if your kids tell you they’re bored this summer, maybe that’s not a problem that needs solving right away.

Maybe it’s the start of a really good memory. ☀️💦

One of the biggest fears people have when buying + selling at the same time is getting stuck with two mortgages.

And honestly? It’s a valid concern.

But what most people don’t realize is there are ways to structure the timing to help avoid that — contingent offers, extended closings, rent-backs, bridge loans, HELOCs, negotiating close dates, etc. There can be contingencies in place to help protect you. It just takes that conversation to learn about your options!

Every situation looks a little different, which is why having a plan before jumping into the market matters so much.

A lot of homeowners stay stuck in homes they’ve outgrown simply because they assume moving up isn’t possible right now.
