"It just needs some cosmetic work." Famous last words.

I've watched buyers fall in love with a fixer-upper and underestimate what it actually takes—time, money, contractors who are booked out for months. That kitchen reno you budgeted $20K for? It's probably closer to $40K. And that doesn't include the stress of living through construction. I'm not saying don't buy a fixer-upper, but go in with your eyes wide open.

If you're considering a home that needs work, let's talk about what that really looks like so you're not blindsided.

Remove 20% of furniture before photos. Not for staging, for scale.

I tell this to every seller, and it always makes a difference. Homes look bigger, cleaner, calmer, and more valuable when there's breathing room. Less space used means more space perceived. Buyers scroll fast, and if your listing photos look cluttered or cramped, they're moving on to the next one. When we prep your home for photos, we focus on making every room feel as spacious as possible. Let's photograph your home in a way that maximizes every inch.

If you’re looking to buy a home in West Hartford, Farmington, or Avon, Connecticut, you already know the real estate market is still competitive and challenging for buyers. Low inventory and strong demand mean you need a smart strategy.

So how do you decide when it’s the right time to jump in?

Focus on location first. You can always update cosmetic finishes like paint colors, countertops, and lighting. You can’t change the neighborhood, school district, commute, or overall community feel.

As you tour homes in West Hartford, Farmington, and Avon, you may notice your “non-negotiables” start to shift. That’s normal. What shouldn’t shift? Prioritizing location.

In my experience as a local real estate professional, I’ve never seen a buyer regret purchasing a home that needed cosmetic updates. I have seen buyers regret compromising on location.

Thinking about buying in West Hartford, Farmington, or Avon? Let’s create a strategy that puts you in the right home and the right location.

Most buyers focus on the kitchen and bathrooms. But natural light, noise levels, and street flow? Those are permanent.

You can renovate a kitchen. You can't fix a house that's dark all day or sits on a busy cut-through street. When we tour homes together, I'm paying attention to the things you might not notice at first... but will definitely notice after you move in.

Don't be like most buyers. Let's make sure you're looking at what actually matters long-term.

Thinking about listing this spring? We should already be talking.

Spring is our busiest season in West Hartford and Farmington, and homes that hit the market in April and May need to start prepping now. That means decluttering, making repairs, meeting with stagers, and getting a pricing strategy in place. I've had sellers wait until the last minute, and while I can make it happen, it creates unnecessary stress.

If you're even considering a spring sale, let's start the conversation today. We'll walk through what needs to happen and build a timeline that works for you. Reach out via the link in my bio.

I'm obsessed with statement lighting right now.

A good pendant light or chandelier can completely change the vibe of a room. I'm currently hunting for something bold for our dining room... something that feels modern but still warm. When we stage homes, lighting is one of those things buyers don't consciously notice, but they absolutely feel. The right fixture makes a space feel intentional and elevated. If you're thinking about small upgrades that make a big impact, start with lighting.

Here's something I've noticed every single year: the week after the Super Bowl, my phone starts ringing.

Buyers who were waiting out the holidays, waiting for the new year to settle, suddenly decide it's time to get serious about their home search. It's like the Super Bowl is the unofficial starting gun for spring market prep.

If you've been thinking about making a move and keep pushing it off, this is your moment. Let's start talking now so when activity picks up in March, you're already ahead of the game.

Thinking about buying or selling a home? Here’s something most people don’t realize…

A lot of people choose a real estate agent based on experience, marketing, or even personality. And all of that matters.

But there’s something just as important that you might not be thinking about:
👉 their relationships with OTHER agents.

Real estate is a relationship business.

When your agent is respected, trusted, and easy to work with, it can literally make or break a deal.

Here’s why:

If I’m calling another agent about your offer, they know I’m professional, responsive, and fair, so your offer automatically gets more credibility.

If there are multiple offers, a good relationship can lead to better communication and smoother negotiations.

And when problems pop up—and they always do—you want an agent who can pick up the phone and work things out, not create more conflict.

So when you’re choosing an agent, don’t just ask about sales and marketing.

Ask: “Do other agents like working with you?”

Because those relationships can be the difference between getting the house… or losing it.

Homeowners insurance is one of those things people don't think about until they need it.

I just posted a new guide on our website that breaks down what's actually covered, what's not, and the stuff that tends to surprise people... like flood damage usually isn't included.

If you're buying a home or just want to make sure you're not underinsured, it's worth a read. Find it on my website.
