🐥🐥The ducks are fun.📈The strategy is serious.

Every property has a specific buyer. My job isn’t just to list your home — it’s to identify that buyer and prepare the property intentionally for them.

For this unit, I staged and positioned it with three people in mind:

- A minimalistic couple who values comfort and location
- A single professional who wants clean, move-in ready living
- An investor who can close and rent it immediately

That means neutral but warm design. Inviting, not personal. Comfortable, not cluttered.

When you prepare for the right buyer and price it correctly, the market responds.

(Quick update - it went under contract in less time than it took me to post this…)

That’s not luck.That’s strategy.

And yes… now we can go duck hunting.

How many did you count?

Winter isn’t a deterrent when the buyer 🏡 is motivated and the Realtor is prepared ❄️ My client wasn’t comfortable driving in winter conditions, so I picked her up and we still saw the homes she was excited about.

That’s what buying in Connecticut really looks like—problem solving, flexibility, and making sure opportunities aren’t missed.

And yes, the backseat is full of staging items from a listing that just sold, because preparation works and the work doesn’t stop.

Whether it’s winter weather, logistics, or timing, I’ll always find a solution. If you’re buying or relocating to Connecticut and have questions, ask away—or let’s get started!!

If you’re moving to Connecticut, you should know the snow is real ❄️

That’s why people relocating here should think about things like:
🚗 Garages
🛣️ Driveway layouts
🧹 Snow removal access

Moving here is easy when you plan for February, not just June 😉

Already live in Connecticut and tired of shoveling?
✅ No problem. I have a guy.
🛋️ Kick up your feet and relax.

Have a garage but can’t actually put your car in it?
✅ No problem — I know an organizer.
✨ Spotless in No Time

Don’t have a garage and want one?
✅ Also no problem — I’m a Realtor. I can help you get one.

I see this mindset a lot — people waiting for the “right time” to buy 🏡

The truth is, real estate doesn’t move in clean, predictable lines. Waiting can make sense in some situations — but waiting indefinitely for a crash often comes with hidden costs:
📈 missed appreciation
💸 rent you never get back
⚠️ fewer options when competition returns

That said, this isn’t about pressure or fear.
It’s about understanding tradeoffs ⚖️

Buying should align with your life, finances, and goals — not headlines or predictions. The right move isn’t about timing the market perfectly, it’s about making a decision with clarity and a solid plan 🧭

This is exactly why I spend so much time educating clients before they ever write an offer. When you understand the why behind the numbers, better decisions follow.

If you’ve been waiting and wondering, a real conversation can bring a lot of clarity ☕

Clarity starts with a real conversation.

2019: "I'm waiting for the market to crash."
2020: "Pandemic! See? I was right!"
2021: "Prices are insane. I'll wait."
2022: "Rates are too high. I'll wait."
2023: "Still too expensive."
2024: "New administration..."
2025: Still renting. Still waiting. Still wrong.

Meanwhile, the "panic buyers" of 2019?
They own homes worth $95k more.
They've built six years of equity.
They're not paying rent.

The crash you're waiting for?
Even if prices drop 15%, that's $417k → $354k.
Still $32k more than 2019.
You're still behind.

And when prices DO drop?
Every "patient" buyer floods the market.
That $354k house gets 15 offers.
Bidding war pushes it to $375k.
You waited six years to overpay anyway.

One of you is winning. Hint: Not you.

Every year you wait costs:

Appreciation you'll never recover
Equity you'll never build
Rent you'll never get back

Teaching today reminded me why I love this work.

Sharing real-world experience, answering honest questions, and watching things click — for newer agents and experienced ones alike — was incredibly energizing.

I’m grateful for the opportunity to teach, lead, and pass on what I’ve learned.
Spending time explaining, guiding, and bringing clarity is at the core of how I serve my clients, too.

Today was a good day. 🤍

WHY does a Realtor end up in probate court when representing a seller?

👉To testify to the value of the property.

The judge hasn’t been inside the home.
Zillow hasn’t been inside it either!
And no automated valuation can measure up to the one done by a professional who has actually walked the property.

In probate, the value of the home affects taxes, court approval, the executor’s liability, and how smoothly the entire process moves forward.

Probate is not the place for guesswork. That’s why expertise matters.

📩 If you’re dealing with a probate property — or expect to — I’m happy to explain the process and help you understand your options before any decisions are made.

If the only time you talk to a Realtor is when you’re ready to close—you’re too late.
Spoiler: The most important real estate decisions happen before you buy or sell.
And the savviest people I know?
Some are prepping for a move—
Some aren’t going anywhere—
All of them call me first.

Here’s why:

1️⃣ Know your home’s value—because equity = leverage
Whether you’re thinking of selling or just curious what you’re sitting on, it matters.

2️⃣ Big life shifts? Real estate always finds a way in
Marriage, divorce, job changes, babies, retirement—sooner or later, the house gets involved.

3️⃣ Need a lender, plumber, CPA, or someone who actually shows up? I’ve got you
My network is your shortcut to the people you wish you’d found sooner.

4️⃣ Buying, selling, or staying put—don’t remodel blind
That $40K yoga studio might make you feel better… but does it make sense for resale?

5️⃣ Zillow shows you the what—I’ll tell you the so what
That Zestimate? It’s a guess.
It won’t return your texts.
I will.

➕ Bonus: Game nights, giveaways, local pop-ups—you’re already in the circle

This is Your Monday 5 with Kasia
5 takeaways. 5 minutes. Zero fluff.
And yes—Cash-a is queen.

Thinking of selling this spring?
📩 Drop me a message or comment below. Let’s talk prep, pricing, and a plan that works.

Here is thee thing

1️⃣ More Homes = More Competition
Yes, inventory is still low overall—
but the spring market is blooming 🌸 and new listings are hitting daily.
Your biggest competitor?
The freshly painted, professionally marketed listing down the street.

Buyers today are scrolling, comparing, and clicking fast
📱🏡🖱️
You’re not just competing on price—you’re competing on attention, trust, and connection.
If your home doesn’t stand out? It sits.

2️⃣ Demand is Still Strong—But Buyers Are Pushing Back
🔥 In West Hartford? Still hot.
Multiple offers. Over asking. Waived contingencies.

But in some other towns?
Buyers are cautious, calculated, and not in a rush.

They’re adding inspection contingencies, negotiating on price, and walking away from listings that aren’t positioned well.
The key? Know what’s happening in YOUR ZIP CODE.
📍💡
This isn’t guesswork—it’s strategy.

3️⃣ The South is on Sale
Florida, the Carolinas, Georgia… ☀️🌴
Prices have softened. Sellers are negotiating.
And in Connecticut, equity is strong.

Sell high here. Buy smart there.
If moving south has been in the back of your mind—now’s the time to bring it front and center.

📊 Let talk about your numbers.
This window won’t stay open forever.

4️⃣ Hesitation Can Cost You Buyers
⏳ Waiting days to respond? That was 2021.
In 2025, buyers keep moving.
They’re seeing new listings daily and touring faster than ever.

Even strong offers can unravel if sellers hesitate.
Serious buyers don’t wait—and neither should you.
🚶💨📉

5️⃣ In This Market, You Either Level Up—Or Price Down
Today’s buyers are smart.
They’ve studied every comparable, zoomed in on the photos, and know how your home stacks up.

You have two choices:
✅ Show up strong
or
📉 Be prepared to negotiate

Sellers getting top dollar are:
• Priced with precision
• Prepped with intention
• Backed by smart strategy
• Marketed by PROS (not just agents with a locence)
🎯📸💬

Buyers are paying attention.
When the home is ready—offers follow.

Quick recap:
1️⃣ Inventory is rising—so is competition
2️⃣ Buyers are active—but smarter
3️⃣ The south is calling—timing may be ideal
4️⃣ Move fast—buyers won’t wait around
5️⃣ Strategy, presentation, and prep matter more than ever

At first, I thought this trend was just cute and fun
So I gave it a shot.
Pink box, bold pose, some glam accessories—why not?

But then I paused…
A doll? What’s the benefit of that?

And then it hit me.

A Realtor isn’t just someone who opens doors and hands over keys 🏡🔑

She’s an entrepreneur👩🏻‍💼
She’s self-motivated, driven, and consistent.
She knows how to connect with people and navigate numbers, markets, interest rates, investment returns.
She’s a marketer, a negotiator, a strategist, and a trusted advisor.

She runs her business like a boss.
She understands wealth-building and personal finance.
She helps people make one of the most emotional and high-stakes decisions of their lives.

The earning potential?
Unlimited.
Not because Realtors make wild commissions—but because there’s no limit to how many families one agent can help in a year.

Hard work. Smart systems. Efficiency. Empathy. Expertise. That’s what it takes to build a business in real estate.

And maybe—just maybe—if little girls had Realtor dolls alongside their doctors, lawyers, scientists, and astronauts… They’d grow up knowing this is a career worth dreaming about too.

Realtor. Kasia Edition.
Powerful. Purposeful. Unapologetically driven.

Let’s make this more than a trend.
