I keep seeing people connect the Fed’s rate decision directly to mortgage rates—but it’s not that simple.

The Fed controls the federal funds rate. Mortgage rates are influenced much more by the bond market, especially the 10-year Treasury.

Higher rates can mean higher monthly payments and less buying power for buyers, while sellers may see a smaller pool of qualified buyers.
