This duplex changed two friends’ lives.

Back in December 2020, two friends came to me with a goal that many people thought wasn’t possible: buying real estate in Los Angeles.
We found a duplex listed for $600,000.

Then the competition showed up.

The property received 12-13 offers, and they were competing with an FHA loan.

Most people would have assumed they didn’t stand a chance.

Most people see the final photos.

What they don’t see are countless hours of prep and months working with contractors to get the home ready for photography and for marketing and going live. This throwback to 2444 Lyric is a reminder that maximizing a home’s value is about far more than putting a sign in the yard.

From coordinating and overseeing the contractors, repairing the main balcony off the primary, getting the outdoor waterfall feature working again, refinishing wood surfaces, addressing deferred maintenance, and managing dozens of small details, every improvement was made with the end result in mind.

Then came staging preparation, interviewing and selecting the right stager based on their scope and vision, replacing light bulbs throughout the home after staged so it looks right for photos, and coordinating both daytime and twilight photography to ensure the property showed at its absolute best for marketing. Even delayed photography for twilight and had electrician come out to make sure all exterior lights sparkled at night so the photos looked great. May have even jumped in the pool a few times to place lights ;)

Many of these details go unnoticed, but they can make a significant difference in how a home is perceived by buyers.

The result? A successful sale at $2.8M.
