This purchase was all about strategy:
✅ FHA financing
✅ 100% financing with a 3.5% Down Payment Assistance program
✅ Realtor negotiated $15,000 in seller credits toward closing costs
✅ We strategically used the funds the buyers had saved for their down payment to pay off their IRS debt instead

The result? Instead of bringing funds for a down payment and closing costs, the only money our clients brought to closing was to satisfy their IRS debt.

Every situation is different, and with the right financing strategy, homeownership can still be within reach, even when obstacles come up.
