How to spot an agent worth referring in Los Angeles 🤩

It’s not just someone who knows the market or has hundreds of closings under their belt.

It's the agent who knows how to protect the people you send their way (because ā€œgood vibesā€ don’t replace due diligence).

The agent worth referring is the one who can tell when a repair is worth pushing for, when an offer needs a closer look, when the house has red flags your friend might miss, or when the best advice is, ā€œI know you love it, but I do not think this is the one.ā€

You are trusting someone with your friend, your coworker, your neighbor, or your family member, and I never forget that there is a real relationship behind every name sent my way.

Lucky for us, we don’t have to go far.

Some of the best weekend trips are within driving distance (and yes, they’re worth leaving LA traffic for). Plus this list has something for everyone—from beach days to mountain air to ā€œI just need a cute town and a good iced coffeeā€ vibes.

The Los Angeles hot spots I'll gladly fall into traps for šŸ˜‰

These are the kinds of places that have me rearranging my entire schedule and pretending I had nothing going on anyway. Some are food, some are views, all of them dangerous to my plans.

My current LA ā€œI can’t say noā€ list:
• Funke (yes it’s a scene… yes I still go. sue me.)
• Runyon Canyon (I go for the views and leave with emotional damage from the incline)
• Griffith Observatory at golden hour (romantic, dramatic, and parking is a sport)
• Century City Mall (I’m ā€œjust browsingā€ and suddenly I own sunglasses with a personality)
• Sunset Strip (a little stroll that turns into ā€œwait, why am I in a valet line?ā€)

Most home buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and control what it looks like when it's finished. (Because it’s your house, not a group project.)

Don't forget to ask what stays with the home. Appliances, furniture, window treatments—these are all negotiable. (And that’s money you don’t have to go spend later.)

And most importantly: talk to more than one lender. I've seen the same buyer get wildly different rates just by making two extra phone calls.
