The federal government owns about 28% of all U.S. land—roughly 615 million acres, according to the Congressional Research Service. But this ownership is far from uniform. In the West, it’s much higher: 80.1% of Nevada, 64.4% of Utah, and 61.9% of Idaho are federally owned. In contrast, states like Connecticut (0.3%), New York (under 1%), and Texas (1.9%) have very little federal land. This disparity has sparked ongoing debate, with western states like Utah and Nevada pushing for more local control, arguing that federal oversight can limit economic growth and restrict local decision-making—especially on issues like housing and land use.

Home sales in Salt Lake County dropped in the first half of 2025, falling 5% year-over-year to 5,852 sales (all housing types), compared to 6,140 sales during the same period in 2024. This slowdown can be traced back to early 2022, when the Federal Reserve began raising interest rates to combat inflation. That year, 30-year mortgage rates surged from about 3.22% in January to a peak of 7.08% by October, dramatically reducing buyer affordability. As a result, Utah’s red-hot housing market cooled rapidly. In fact, there were roughly 2,500 fewer homes sold in the first half of 2025 compared to the years before the rate hikes began.

Utah’s real estate market is undergoing a shift as more active listings come online. As of March 31, there were 10,782 active listings of all housing types on UtahRealEstate.com—a 49% increase compared to the same date in 2020, at the onset of the pandemic. This rise in inventory is offering buyers a wider range of choices, potentially drawing some off the sidelines. However, many remain cautious due to persistently high home prices and elevated mortgage rates. By July 1, active listings had climbed further to 13,307—up 33% compared to July 1, 2024—continuing the upward trend and signaling a more competitive and balanced market ahead.
