Most people don't know that Palmetto Bay is home to one of the rarest ecosystems in the world. 🌲

The Woods is a 9-acre site made up of pine rocklands, an ecosystem found only in South Florida and a few Caribbean islands. Pine rocklands once stretched continuously from downtown Miami to the Everglades, covering 185,000 acres. Today, less than 2% remains outside Everglades National Park.

The Village partnered with the Institute for Regional Conservation to lead the ecological restoration. Removing invasive species, protecting native plants, and bringing the site back to what it was historically meant to be. When it's done, it'll be a passive park residents can actually walk through.

This is the kind of project you only see in a place like Palmetto Bay. A community choosing to preserve and restore a rare ecosystem rather than develop it.

A new retail and dining destination is coming to Old Cutler Road in Cutler Bay. 🏗️

Dragonfly Shops at Cutler Bay is a new development at the intersection of Old Cutler Road and SW 216th Street. About 12,400 square feet of retail space, with nearly 10,000 dedicated to restaurants and shops. Approved unanimously by Town Council and construction is already underway.

The design includes indoor and outdoor dining, ample parking, golf cart spaces, EV charging stations, and landscaping. The developer is also adding a pedestrian walkway on SW 99th Avenue and a sidewalk around Lincoln City Park. Dragonfly Investments has built similar centers in Doral and South Miami.

This is exactly what Old Cutler Road has been missing. Walkable retail and dining that fits the character of Cutler Bay. Combined with everything else happening in this town right now, Cutler Bay is in the middle of a real transformation.

Before you price your home, your agent should be running a CMA. Here's what that actually means. 🏡

CMA stands for Comparative Market Analysis. It's the process of analyzing recent sales of similar homes in your neighborhood to determine what your home is realistically worth in today's market. Similar size, age, condition, location, and lot. Not just whatever's selling on your street.

But here's where most CMAs fall short. A real CMA isn't just pulling comps from the MLS and printing a report. It's analyzing what's actually sold versus what's just listed, understanding why certain homes sold faster or for more, and adjusting for the details that matter. A good agent walks the comps when they can.

Most sellers have no idea what actually happens between going under contract and sitting at the closing table. Here's the full picture. 🏡

The day you go under contract, the clock starts. The buyer deposits earnest money and has a defined window for their inspection. During that period they can walk away for almost any reason and get their deposit back. The first 10 to 15 days are usually the most uncertain part of the process.

After inspections come appraisal and financing. The lender orders an appraisal, the buyer's loan goes through underwriting, and the title company starts their work behind the scenes. Most of this happens quietly, but if anything goes wrong, it usually surfaces here.

The final few days are about coordination. Final walk-through, final loan approval, wire transfers, and signing. When everything has been managed properly, closing itself is quick and uneventful.

The work that determines whether your closing goes smoothly happens in the weeks before it.

Before you make an offer on a home in southeast Miami, you need to understand flood zones. They directly impact your insurance costs, your financing, and your long-term value. 🌊

FEMA assigns every property a flood zone. The two most common in our area are Zone X (minimal risk) and Zone AE (high risk, flood insurance usually required with a mortgage). The designation is based on elevation, drainage patterns, and historical flood data.

And AE zones aren't just along the water. There are inland pockets in southeast Miami in higher risk zones because of how the land drains. Under FEMA's updated Risk Rating 2.0 system, premiums are now based on the specific characteristics of each property. Two homes on the same AE street can pay very different premiums. Getting an actual quote before you make an offer is essential.

FEMA is also working on updated flood maps. Some properties currently in Zone X could be redesignated. Knowing the zone and understanding what might change is one of the most important things you can do.

The highest offer isn't always the best offer. Here's how I help sellers evaluate what's actually on the table. 🏡

Is the offer cash or financing? Cash means no bank, no appraisal, and a faster close. A financed offer depends on the buyer qualifying and the home appraising at the contract price. The exact financing terms matter.

The inspection contingency is one of the most important terms in any contract. During that window, the buyer can walk away for almost any reason and get their deposit back. A shorter period gives you certainty faster.

The closing date matters. Especially if you're timing the sale with your next purchase.

A larger deposit gives you more protection and keeps the buyer in line. Special terms like closing credits, repair requests, or contingencies tied to the buyer's current home all affect timing and certainty.

Every seller asks me whether they should do an open house. Here's my honest answer. 🏡

Most homes don't sell from an open house. They sell because they're priced right, well presented, and marketed to the buyers who are actively looking. Open houses generate foot traffic, but a lot of that traffic is neighbors, curious passersby, and buyers who aren't ready to make an offer.

That said, open houses still have value when done strategically. They create early urgency. They give serious buyers a low-pressure way to walk through. And they can build momentum that translates into stronger offers, especially in the first two weekends a home is listed.

The best results come from a complete marketing plan. Professional photography, accurate pricing, broad online exposure, and a well-timed open house. Homes that sell quickly have strategy behind them, not just signs in the yard.

There's a husband-and-wife butcher shop in Palmetto Bay that started as a farmers market hobby and turned into one of the most beloved local businesses in southeast Miami. 🥩

Babe's Meat and Counter on 156th Street is run by Jason and Melanie Schoendorfer. They started selling homemade bacon and sausage at the Pinecrest Farmers Market back in 2013 and opened their brick and mortar in Palmetto Bay in 2018. Today it's part custom butcher shop, part sandwich joint, and entirely a labor of love.

House-made smoked sausages, specialty bacon, charcuterie, and a curated selection of premium cuts. And the signature Babe's Burger has been named the best burger in Miami by Miami New Times. A 5-ounce patty of prime chuck, brisket, and Wagyu, hand-blended fresh.
