Austin Sports Club has officially opened downtown, bringing together elevated dining, vintage-inspired interiors and a subtle nod to the classic American athletic club. Backed by Kevin Durant, Rich Kleiman and Airbnb co-founder Joe Gebbia, the concept feels more like a private club than your typical sports bar.

The menu includes Snake River Farms ribeye, lobster rolls, caviar with tater tots and cocktails inspired by iconic moments in sports, all set against a rich, midcentury-inspired interior.

Located at 205 E. 3rd Street, it’s another noteworthy addition to Austin’s ever-evolving downtown dining scene and one I’m looking forward to checking out.

The view is part of every day here.

The best homes are starting to look less like showrooms and more like the people who live in them.

This fall, design is leaning richer, more collected, and more intentional. Think deeper tones, beautiful woods, natural stone, vintage finds, interesting finishes, and details chosen because you genuinely love them, not because they’re the safest option.

There’s also a bigger focus on designing for real life. Flexible spaces, multigenerational living, wellness features, and choices that can evolve with you are becoming just as important as aesthetics.

Maybe the biggest shift? Perfection isn’t really the goal anymore. A home with a point of view is.

And I’m very here for it.

Austin’s market continues to evolve, and the August numbers offer an interesting look at where things stand.

AUGUST BY THE NUMBERS:
2,501 Homes Sold | $412K Median Price
3,579 New Listings | 13,676 Active Listings
2,623 Pending Sales | 5.1 Months of Inventory
$1.4B Total Sales Volume | 93.2% Avg. Close-to-List

Closed sales softened year over year, while pending sales increased, signaling that buyers are still active but increasingly selective about where and how they make a move.

For the luxury market, that distinction matters. Exceptional properties, thoughtful positioning, strategic pricing and a strong understanding of the individual neighborhood can carry more weight than broader market headlines.

Austin continues to benefit from business growth, job creation and ongoing development across Central Texas, all important factors to watch as we move into fall.

What makes a kitchen feel custom? It’s usually not one big, obvious feature.
It’s the little things that make you stop and take a second look.

Cabinetry that fits the space perfectly. A beautiful slab of natural stone. Appliances that blend into the cabinetry. Thoughtful lighting. Hardware that adds character without taking over the room.

Then there are the practical details: an appliance garage that keeps the counters clear, outlets tucked out of sight, a well-designed pantry, extra prep space, and storage exactly where you need it.

After seeing a lot of kitchens over the years, I’ve found that the best ones aren’t necessarily the biggest or the trendiest. They’re the ones where someone clearly thought through how the space would look and how it would be used.

Those details make all the difference.

Why does Tarrytown remain one of Austin’s most coveted addresses?

It’s a combination that’s increasingly difficult to replicate: a central location, established tree-lined streets, proximity to Lake Austin, distinctive homes, and a neighborhood that feels remarkably removed from the pace of Downtown just minutes away.

Part of Tarrytown’s appeal is its architectural depth. Historic cottages, mid-century homes, traditional estates, thoughtful renovations, and striking new construction all exist within the same neighborhood. Add in mature landscaping and lots that have been established for generations, and there’s a sense of place here that new developments takes time to create.

The lifestyle is just as much a part of the draw, with Lake Austin, Reed Park, Westenfield Neighborhood Park, Lions Municipal Golf Course, and longtime local favorites woven into everyday life.

Austin has changed tremendously over the years, but Tarrytown’s appeal has remained consistent. Privacy, location, architecture, and a strong sense of place continue to make it one of the city’s most enduring luxury neighborhoods.

A great restaurant is about more than what arrives at the table.

Some of Austin’s best dining rooms are studies in design themselves, from the garden-inspired interiors of Lutie’s to Hestia’s dramatic live-fire hearth and the timeless elegance of Jeffrey’s.

Each takes a completely different approach, but they all understand how much the setting can shape an experience. Which Austin dining room would you add to the list?

Austin just welcomed a new name in luxury hospitality.

1 Hotel Austin is now open, bringing the sustainability-focused luxury brand to Texas for the first time. Located within Waterline in the Rainey District, the hotel takes inspiration from the surrounding Hill Country with native stone, reclaimed wood, greenery, and natural textures woven throughout the property.

Guests will find a rooftop pool overlooking Lady Bird Lake and the downtown skyline, the Bamford Wellness Spa, and several new dining experiences, including Alteño, led by Michelin-starred and James Beard-nominated Chef Johnny Curiel, and Watr, a 16th-floor rooftop restaurant.

And then there’s the address itself. 1 Hotel occupies part of Waterline, the newly completed 74-story tower that now holds the title of tallest building in Texas.

It’s a noteworthy addition to Austin’s hospitality scene and another sign of just how much the city’s luxury landscape continues to evolve.
