Market Update | Central Austin | December 2021

With an average home price of $555,000 this puts a lot of buyers, especially first time home buyers, at a higher amount than most of us could imagine. Coupled with low inventory, buying at this price point means you may not be able to find something that checks every single box.

However, it does mean you can make changes in your new home that not only mirror your style, but can add long term equity into your home.

Refreshing kitchens, bathrooms, and outdoor space can often add much more equity over time than the actual project itself costs.

When narrowing down homes, focus on things that can’t be changed like the location or layout. As you’re budgeting also look for higher budget busting items (windows, systems, etc.) Keep in mind these can be changed, just know they come at a higher price point so you can be prepared down the road when needed.

Looking at days on market, know that we are coming out of the “slow season” with the holidays. We are less than 3 weeks into January and homes are back to minimal days on the market and with multiple offers!

Even with a less than favorable market for buyers, it’s still an amazing time to buy. Mortgage rates are still low and the city is growing at a fast pace. Don’t miss your opportunity to invest in this beautiful place we get to call home!
