This video documents an active cast iron drain line leak beneath a multifamily property’s crawl space. This property was built in 1946. Aging cast iron plumbing is one of the most expensive hidden liabilities in older multifamily buildings, especially those built before 1970. Leaks like this can lead to tenant complaints, chronic moisture, mold growth, wood rot, and major capital expenditures if not discovered during due diligence.

Problems With Old Black Board Sheathing

During a multifamily due-diligence inspection of this 226 unit complex, there was an opened up exterior wall along a parapet cap. This uncovered asphalt-impregnated fiberboard, commonly called “blackboard sheathing.” This material was manufactured with a felt-like black outer surface bonded directly to the board — and it was commonly used as exterior wall sheathing behind stucco on older apartment complexes.

What I found:

✔️ Blackboard sheathing used as the wall substrate
✔️ Factory-applied felt-like asphalt surface
✔️ Stucco installed over it, creating long-term moisture concerns
✔️ Evidence of deterioration, softness, and water intrusion
✔️ Conditions that lead to stucco bulging, cracking, and delamination

Why this matters for investors

Blackboard sheathing is moisture-sensitive, and when it gets wet it:

Softens and loses structural strength

Causes the stucco to separate or “bubble” outward

Provides an easy entry point for termites

Leads to hidden damage that can be extremely costly to repair

Is commonly found on multifamily buildings constructed from the 1950s through the 1990s

This is a major reason older apartment complexes experience stucco failure, wall movement, and envelope breakdown.

In this video, Priority Home Inspections discovers a dryer duct venting directly into the attic during a home inspection in Brevard County, Florida. It appears that when the roof was replaced, the roofing crew roofed over the original dryer vent, leaving the duct terminating inside the attic space — a major safety and moisture concern.

A dryer duct should never exhaust into an attic. When warm, moist air and lint are released into the attic, it can cause:
– Mold growth and elevated moisture levels
– Attic insulation damage
– Wood rot and structural deterioration
– Increased fire hazard from lint accumulation
– Reduced dryer efficiency and overheating

Settlement cracks in structures here in Florida are very common. In fact, most buildings have some degree of settlement cracks. This videos shows cracks that are not your normal settlement cracks. Cracks larger than 1/8" and that have vertical displacement are more serious and something to have a structural engineer take a look at. The grade at this property lacks the proper slope away from the foundation. Gutters were recently installed to improve rain water management, however there is still issues with the grading that need to be addressed.
The foundation contractors are installing Helical Piers to help support the foundation. The ground water is making this job very challenging for them. There's a good chance there's some plumbing leaks that is contributing to the water in the trench that was dug to stabilize the foundation.

During this Priority Home Inspections roof evaluation on a 226 unit apartment complex, I found numerous over-driven nails penetrating completely through the shingles. This is a common installation defect that lead to loose shingles throughout the roofs, premature shingle failure, and potential leaks—especially during Florida’s heavy wind and rain seasons.

Improper nailing is one of the easiest mistakes to miss, but it can create expensive issues down the road. If you’re buying a home or want peace of mind on your current one, a detailed roof inspection can save you money and stress.

🔥 Active Roof Leaks Found in a Commercial Warehouse 🔥

On this commercial inspection, I used an infrared thermal imaging camera to identify multiple active roof leaks that were completely invisible during a normal visual inspection.

Infrared allows us to pick up temperature differences caused by moisture that’s trapped beneath the roof surface — helping property owners detect problems early before they turn into expensive repairs.

In this warehouse we documented:
🔹 Hidden moisture pockets
🔹 Active water intrusion
🔹 Ponding areas holding moisture
🔹 Problem sections of the membrane
🔹 Evidence of ongoing leak activity
