Office properties are being purchased from REITS by private equity investors at a discount because REIT investors invest primarily for the quarterly dividend yield, which is based on the free cash flow generated by the portfolio. Whereas private equity investors can look at a REIT’s portfolio and see opportunities for capital returns that REIT investors miss.

2) the construction of a permanent medieval/arab/animated village/park + multimedia museum open 365days a year;
3) the construction of facilities around the park, such as: shopping mall, 5 stars hotel, banks, sport venues, spa, first aid centre, restaurants, fast foods, POLO pitch/ground etc.., depending on investor's needs/requirements.
The area has been already officially zoned for this specific use, just like the relative permissions, authorizations to build have already been released;
4) the park is meant to become the departing place for all the tourists interested in visiting other regional locations/beauties (customized packages will be offered), which will allow to control all the tourism flows
5) the area is well served, because State roads, together with 2 highways exits will be destined to reach the park/village easily.

Pls also note that the initial investment, i.e. acquisition of the land and building of the park+multimedia museum is worth 180 M euros (203/204 M usd), roughly. The other facilities, i.e. the ones chosen by the investor, will be built simultaneously , because park+facilities must be concluded at the same time. The additional 100 hectars could be destined to sport venues, but this will be agreed with the investor too.
