Since late 2021, I have been advising all of my clients and those whom have asked if this was a "bubble", my answer was a SOLID NO. If the Federal Government increasing rates by 375 basis points in 1 year to slow down price appreciation doesn't tell you it wasn't... then I cannot prepare you for the next phase in this cycle.
In my conversation I consistently stated between 5-10% Maximum. Goldman Sachs pegs it at 7.6%!
This however does not mean that it is a blanket drop in local markets, and that is where I can help identify those pockets of properties which valuation is holding and / or still appreciating in South Florida.
