For a $7,400 recreational lot, most banks were never in the conversation to begin with. Small vacant-land loans are not a product most retail banks want to write — the loan is too small, the collateral is raw dirt, and the paperwork costs them the same as a $300,000 mortgage.

That's not a knock on your credit. It's a knock on the loan size.

Which is exactly why owner financing exists in land. The seller carries it because the bank doesn't want to.

What that means practically: no credit pull, no bank underwriting, and terms that come from us in writing before you pay anything.

What it doesn't mean: automatic approval, or no agreement. There's a real contract.

On the kind of small rural parcels we deal in, the annual tax bill typically runs from single digits to under a hundred dollars a year. Not a typo, and not a monthly figure.

We publish the exact annual tax figure on every listing we write, so you never have to take a range on faith — you can read the number for the specific parcel.

That's the whole recurring bill on a raw recreational lot. No mortgage escrow, no utility bills on an empty parcel, no HOA on most rural land, no roof.

What people forget to budget: an occasional mow or brush cut if the county has a maintenance ordinance, and whatever it costs you in gas to actually go use it.

Tax amounts and any applicable ordinances vary by parcel and county — verify the current bill with the county tax collector before you buy.

"No credit check" makes people suspicious, so let me walk through what actually happens.

1. You pick a lot and tell us you want it. Call or text — the fastest way is 561-786-7459.

2. We confirm the terms in writing. Down payment, monthly amount, number of months. You see all of it before you pay anything.

3. You put the down payment down. Down payments on our financed lots have started in the low four figures — but the number is per-lot, and you'll see the exact one in writing before you pay anything.

4. You make monthly payments, at the amount stated in that agreement.

5. When it's paid off, the deed transfers to you and gets recorded.

What "no credit check" actually means: we're not pulling your credit and there's no bank underwriting the deal. It does not mean everyone is automatically approved, and it does not mean there's no agreement — there's a real one, and you should read it.

Should you pay cash or finance it? Depends on which problem you're solving.

CASH gets you: the lowest total price, a deed in your name immediately, no monthly obligation, and no chance of losing the lot because life got expensive in month 14.

CASH costs you: liquidity. Every dollar in a recreational lot is a dollar not in an emergency fund. If buying the lot outright empties the account, that's a bad trade even when it's a good lot.

OWNER FINANCING gets you: the lot now instead of in two years of saving, a small down payment, and no credit check and no bank in the process.

OWNER FINANCING costs you: more in total, and a payment you have to make.

The honest rule of thumb we use: if the cash price is money you'd genuinely not miss, pay cash. If paying cash means you're tight for six months, finance it and keep the cushion.

Somebody asked me last week what you actually *do* with a recreational lot. Fair question if you've never had one.

Honest answer, from what our buyers tell us:

You drive out Saturday morning. You put up a tent or park the camper. You ride — ATV, side-by-side, dirt bike, depending on the area. You cook outside. You sit around a fire with no neighbor close enough to complain about it. You go home Sunday.

That's it. That's the whole thing.

It's not an investment thesis and it's not a homestead. It's a place that's yours to go to that isn't a campground with a reservation system and a checkout time.

For a lot of people that's worth more than the price of the lot. For others it's not — and if you're the second person, recreational land probably isn't your buy.

"Road access" means four completely different things and the price gap between them is enormous.

PAVED, COUNTY-MAINTAINED — you drive a sedan to it, the county fixes it. Most expensive. Usually what people picture when they read "road access."

DIRT / GRADED COUNTY ROAD — passable in a normal vehicle most of the year. Costs real money less than paved. This is a lot of rural Florida and it's completely fine.

PRIVATE EASEMENT — a recorded legal right to cross someone else's land. The key word is *recorded*. If it's not in the deed record, you don't have it, no matter what anyone says.

TRAIL / 4x4 ONLY — you're getting in with a truck, a side-by-side, or on foot. For a recreational parcel this is often exactly right, and it's why the price is what it is.

Our 2.37-acre parcel in Mims, Brevard County is that last one — trail/4x4. There is no ordinary developed road access to it. You're getting in with a truck or a side-by-side.

That single fact is most of why 2.37 acres is $7,199 instead of a much larger number. It's not a defect being hidden; it's a discount for inconvenience. If you're driving a truck out there anyway, it costs you nothing you care about.

The rest of it, plainly: not in a flood zone, not wetland, no electric on the parcel, water — contact the county, zoning VACANT, about $30/yr in taxes. It's a recreational and speculative parcel, not a developed homesite, and we don't describe it as one.

We can't tell you what you're permitted to do out there — camping, hunting, riding, building, any of it. Brevard County and the applicable authorities decide that, and you should confirm your intended use with them directly before you buy. Ask us for the parcel number and we'll hand it straight over.

"If it's that cheap, something must be wrong with it."

Sometimes. Not always. Here's what actually makes a Florida lot cheap:

It's far from a job market. Land two hours from anything costs less than land twenty minutes from a hospital. That's not a defect, that's geography.

It's small. A quarter-acre interior lot doesn't command a premium.

It has no utilities. Running power is a real cost, and the price reflects who has to pay it.

The access is unpaved. Dirt road or trail access knocks real money off, and for a lot of recreational buyers it doesn't matter at all.

The seller wanted out. Inherited parcels, out-of-state owners, someone tired of paying taxes on land they've never seen. This is most of our inventory, honestly.

Now — the times cheap DOES mean broken: no legal access, wetland you can't use, unpaid back taxes, or a "deed" that isn't recorded. All four are checkable in an afternoon.

Cheap isn't the red flag. Unverifiable is the red flag.
