Hypothetically speaking… if Florida eliminated property taxes, many buyers could qualify for a larger mortgage because lenders factor taxes into your monthly housing payment. Lower monthly obligations = higher purchasing power. More purchasing power means buyers can bid on more expensive homes, which could put upward pressure on home values across the state.

Again, purely hypothetical—but it’s an interesting ripple effect that a lot of people aren’t talking about.

A lot of lenders have no idea how dangerous PACE loans can actually be.

I recently came across a property where the borrower took out a PACE loan for around $15,000–$20,000 worth of improvements — hurricane impact windows and mini-split AC units. Sounds harmless, right?

The problem is that PACE loans are attached to the property taxes, which means they can jump ahead of your mortgage in lien priority… even if you’re the hard money lender.

In this case, that small improvement loan turned into a $46,000 lien sitting in first position ahead of the existing lender, which completely compromised the deal.

Thankfully, we were able to resolve it through a deed in lieu of foreclosure, and now an investor is stepping in to take over the property and satisfy the PACE lien.

If you work with hard money or fix-and-flip loans, this is your reminder to constantly update title work and monitor for PACE liens before they become a serious problem.
