At this year’s Summit we had the opportunity to do an amazing & moving exercise with where we cultivated a quote that represents our individual story. This was such a powerful experience with our ONE Family as we got to hear some of each other’s stories.
When I thought about my own story “Mom has no limits” was the perfect phrase to capture my story. As a mom, I understand the power of resilience, determination, and adaptability - all necessary traits for achieving success. With hard work and dedication, I have been able to build a career while raising my child despite what society told me I wouldn’t be able to do. This quote is a reminder that moms can achieve anything we set our minds to - there are no limits or boundaries in our paths.
People may tell you that having a child means your dreams are over, but don't let anyone tell you that you're not capable of doing amazing things. Women have proven time and again that they are strong, powerful forces and can make their dreams come true despite the challenges of motherhood. Sellers here are some factors that are changing the market and how you can combat them 👇🏼
1. You guessed it interest rates. With higher interest rates buyers have less $ for outbidding, paying over appraisal, and buying higher priced homes.
💥 Offering to buy down the interest rate or offering $ towards closing costs could widen your pool of buyers.
2. Homeowner’s insurance. Policies have gone up and obtaining insurance has become harder.
💥 Make sure you’ve got these key items up to date: electrical, HVAC system, water heater, and roof.
3. Homes being initially priced too high. Listing too high right now can lead to less or no offers and longer days on the market
💥 Have a strategic marketing plan to attract as much traffic to your home as possible.
Bonus Tip✨
Make updates, with interest rates rising buyers likely do not have extra cash to make updates or repairs so they are really looking for move-in ready/minimal work. Minor updates can go a long way.
✨If you do not have the funds to make repairs or updates there are companies that will pay up front for these upgrades and you can pay after closing from the proceeds of the sale.
