🌊 Have You Heard About the NEW Flood Map Changes?

If you’ve been paying attention to the news recently you will have heard that *NEW* Flood Maps are going into effect on December 20th, 2024…

What Does This Mean for Florida Property Owners?

It means that your property that did not require Flood Insurance before may now be located in a Flood Zone which DOES require Flood Insurance.

If you have a Mortgage on your property, there is a good chance that your Lender will require you to get Flood Insurance if your property is in a newly designated Flood Zone. If you are in a Flood Zone and do not purchase flood insurance on your own, they will likely ‘force place’ a new flood policy.

Be sure to call your Insurance Agent or Homeowner’s Insurance Company and look into obtaining flood insurance now if you’re going to need it. Beginning December 20th, 2024, when the updated national flood maps kick in, my agent said you will most likely be hit with a little bit higher of a rate and may need to make property upgrades to meet the new regulations.

Keep in mind too (from what my agent told me) that Flood Insurance policies take 30 days after purchase to kick in and be active.

It will most likely be in your financial best interest to look into this now instead of waiting until December 20th.

Be sure to check and see if your Flood Zone has changed!

*2024 FinCEN BOI Requirement*

If you own an LLC or Corporation ➡️ ANYWHERE ⬅️ in the United States, you must register it with FinCEN as part of the Corporate Transparency Act before the end of 2024 (no later than December 31st, 2024).

The penalty for not filing is $500 PER DAY. 😲
