🏠🚿 This shower has one very specific temperature setting…

Not too hot. Not too cold. Right in the middle. 😂

In this case:

• Shower handle only operates properly when positioned in the center
• Turning the handle toward hot or cold causes the water to shut off
• Handle cover does not provide enough clearance for proper operation

What that can lead to:

• Difficulty adjusting water temperature
• Inability to operate the shower as intended
• A shower that basically says, “Pick a temperature and don’t touch anything.” 😅

👉 When the handle only works in one position, I’d say the shower has a pretty strict temperature policy.

🏠🐀 I spend a lot of time showing people how to keep rats out of their homes…

And then I find a house that’s basically making it easy for them. 😂

In this case:

• Fascia rotted out near the gutter
• Tree branches touching the house
• Potential entry points and easy access for rodents

What that can lead to:

• Rats and other pests getting into the home
• Further damage to the fascia and roof area
• Moisture intrusion
• A convenient little rodent highway from the tree to the house 🌳🐀

👉 If you don’t want rats in your attic, don’t give them a tree, a hole, and an open invitation. 😂

🏠⚡ Sometimes a roof vent isn’t a plumbing vent at all…

This one had me doing a double take. 😂

At first glance, it looked like a plumbing stack coming through the roof. But after taking a closer look, it turned out to be an old electrical mast that had been removed.

And when I looked down the remaining pipe…

It led all the way down toward the electrical meter at the back of the house. 😳

In this case:

• Old electrical mast remaining through the roof
• No longer serving its original purpose
• Pipe still extending down toward the electrical service area

What you’ll often notice first: a pipe on the roof that looks exactly like a plumbing vent—until you investigate a little further.

👉 Sometimes you have to follow the pipe to find out what it used to do. This one definitely wasn’t taking sewer gases anywhere. 😂

🏠😅 When you find a hole in the roof, the solution should probably be a little more permanent than… caulk.

In this case:

• Opening/penetration observed in roof covering
• Caulk used as a patch over the area
• Temporary-looking repair observed

What that can lead to:

• Water intrusion
• Deterioration of roofing materials
• A repair that doesn’t hold up over time

What you’ll often notice first: a blob of caulk where a proper roof repair should be.

👉 Caulk has its place… but turning it into a roof patch isn’t exactly the upgrade we’re looking for. 😂

🏠⚡ When the electrical panel starts sounding like a bowl of Rice Krispies… that’s usually not the breakfast you ordered. 😂

During the inspection, I heard a popping/crackling sound coming from the electrical panel.

In this case:

• Popping/crackling noise heard at the panel
• Unusual electrical noise observed during inspection
• Further evaluation recommended to determine the source

What that can lead to:

• Loose connections
• Arcing
• Overheating
• Potential electrical safety hazards

👉 Snap, crackle, pop is great for cereal. It’s not something you want coming from your electrical panel. 🥣⚡

🏠💧 Walked into the bathroom and found water all over the floor…

And the best part? I had literally just gotten there. I hadn’t turned on a single fixture yet. 😂

In this case:

• Water already present on bathroom floor
• No fixtures had been operated yet
• Source of the water needed to be investigated

What that can lead to:

• Hidden plumbing leaks
• Water damage
• Potential mold and moisture issues
• A very interesting start to the inspection 😅

👉 When the bathroom is already flooded before you even touch anything, you know it’s going to be one of those inspections.

🏠⚡ Every home inspector knows the Federal Pacific panel…

But apparently there’s a secret meeting where we all agree to call them out because the cover screws are impossible to get out. 😂

In this case:

• Federal Pacific electrical panel observed
• Cover screw being extremely difficult to remove
• Inspector immediately questioning every life decision that led to this moment 😅

What that can lead to:

• A very frustrating attempt to access the panel
• Stripped screws
• A few extra minutes of “why won’t this thing come off?”
• And yes… another Federal Pacific panel to add to the list 😂

👉 No secret inspector meeting was held… but if there was one, I definitely know what we’d be talking about.

🏠💧 Sometimes a water leak doesn’t drip…

Sometimes it puts on a little water show. 😅

During the inspection, I found water shooting out from a small area near the main water line.

In this case:

• Active water leak observed
• Water spraying from the area around the main
• Immediate attention recommended

What that can lead to:

• Water waste
• Soil erosion and pooling
• Damage to surrounding areas
• A much bigger leak if left unaddressed

👉 When your water main starts shooting water, that’s usually its way of saying, “Hey… look at me!” 💦😂

🏠💧 The gutter is doing its job… but the yard isn’t.

Watching the water come out of the downspout, only to turn around and head right back toward the house. 😅

In this case:

• Negative grading observed
• Water flowing back toward the home
• Proper drainage away from the foundation is not occurring

What that can lead to:

• Water pooling near the foundation
• Increased moisture around the home
• Potential water intrusion issues

👉 Downspouts are supposed to send water away from the house—not deliver it right back to the front door.

🏠🚿 Apparently people were a little shorter back in the day…

At least that’s my theory after seeing these shower controls.

In this case:

• Shower handles installed unusually low
• Controls positioned much lower than expected
• Definitely requires a little extra bending 😅

What that can lead to:

• Awkward operation
• A little extra stretching in the shower
• Wondering if the original homeowners were 4 feet tall 😂

👉 I’m not saying people were shorter back then… but these shower handles are making a pretty strong argument.
