❌ Biggest buyer mistake: assuming the pool is included in the home inspection.

❌ Well it’s not..

A separate pool inspection which ranges from $400–$1,000 can uncover leaks, structural cracks, or failing equipment…issues that can cost tens of thousands after closing!!

In this case, it was a skimmer replacement that is manageable when caught early. This is why expert guidance matters when buying a pool home.

After selling homes for 10+ years and helping over 180 families move, here are the 5 mistakes I never make as a buyer:

❌ Falling in love before checking the numbers
I never get attached until I review comps, insurance, taxes, HOA rules, and repair risks. Do not let the pretty kitchen blind you…

❌ Skipping the inspection because the market is “hot”
I’ve seen too many surprises behind the walls. I will always get an inspection, no matter how competitive things feel.

❌ Ignoring resale value
Even when buying for myself, I think like an investor. Layout, location, upgrades, and future demand matter a lot more than you think.

❌ Not negotiating because I like the house too much
There is always something to negotiate. Price, credits, repairs, or timeline. Being respectful does not mean being silent.
