Condo buyers, lenders, and associations: big changes are here. 🏢📋

As of today (Aug 3), Fannie Mae is retiring its Limited Review process and Freddie Mac is retiring its Streamlined Review — the shortcuts that let certain condo buyers (like those putting 25%+ down) skip a deep dive into the association’s finances.

Now, most conventional condo loan applications need a Full Review: budget, reserves, insurance, and overall project eligibility all get a closer look.

The exception? Smaller buildings may catch a break — Fannie Mae is expanding its waiver for projects with 10 units or fewer, so boutique associations may avoid the full review if they qualify.

And there’s more on the horizon: starting January 2027, condo reserve funding requirements jump from 10% to 15% of the annual budget — so associations should start preparing now.

Bottom line: if you’re buying, selling, or sitting on a condo board, it’s time to get familiar with your association’s financials. I’m here to help you navigate it — send me a DM with questions. 👇

This event was such an incredible experience with so many inspiring speakers and valuable takeaways.

One thing that really stood out to me was how many of the speakers put God first and at the center of their businesses. Starting the day in prayer and scripture isn’t just a routine—it’s a foundation. As a working mom, I wear a lot of hats and there’s always something that needs my attention. This event reminded me to slow down, be intentional, and continue building my business with God leading every step.

Another lesson that hit home was the importance of actually applying what we learn. I’m a huge note-taker, which means I have notebooks full of wisdom and ideas—but too often they stay closed. Knowledge only creates change when we take time to reflect, journal, and put it into action. That’s something I’m committed to doing more of.

One final takeaway that really resonated with me: our customers aren’t just transactions—they’re families trusting us during one of the biggest decisions of their lives. We need to take the time to truly listen, understand their “why,” and guide them with care, compassion, and purpose.

I’m truly blessed to be part of a team with a leader who genuinely wants to see us grow and succeed. Creating spaces like this—not just for our team, but for others in our industry—is something I’m incredibly grateful for. Thank you for pouring into us and reminding us what truly matters. ❤️

Hometown Heroes
Hometown heroes (HTH) is a down payment assistance (DPA) program that helps eligible buyers cover their down payment and a portion of their closing costs. It’s structured as a 0% interest, non-forgivable second lien, meaning they make no monthly payment on the assistance, it accumulates no interest, and it’s simply repaid when the home is sold, refinanced, or paid off.

How it works
Provides 5% of the first loan amount in assistance, applied toward the down payment and/or closing costs
Intangible tax and doc stamp fees are waived
No points or buydown allowed. The interest rate is pre-set by Hometown Heroes
Pairs with Conventional, FHA, and VA loans
Assistance typically runs from $10,000 (min) to $35,000 (max)
