📊 PALM BEACH COUNTY MARKET UPDATE - AUGUST 2026 🌴
The Palm Beach County market is basically saying:
“I’m not slowing down… I’m just being selective.” 😏🏡
🏡 Single-Family Homes
💰 Median price: $650,000 - up 3.2%
⏱️ Median days to contract: 40 days - down 13%
📉 Inventory: down 23.8%
📦 Months of supply: 3.5 months - down 32.7%
💵 Cash purchases: up 5.9%
And here’s the interesting part: closed sales were down just 2%, while homes are spending 6 fewer days getting under contract.
Translation: There are fewer homes available, but buyers are still buying - and well-positioned properties are moving.
🏢 Townhomes & Condos
💰 Median price: $300,000 - up 5.3%
⏱️ Days to contract: 69 days - down 6.8%
📉 Inventory: down 17.1%
📦 Months of supply: 6.7 months
Even with closed sales down 6.7%, inventory has tightened and median prices are higher.
💵 And cash buyers? Still very much in the conversation.
🌴 THE BIG PICTURE
Less inventory.
Higher median prices.
Faster contracts.
Plenty of cash buyers.
The numbers are a good reminder that real estate is hyper-local. What’s happening in Palm Beach County overall can look very different from what’s happening in your neighborhood, price range or property type.
