Lately in South Florida, I’m seeing a real shift: starter homes are lingering on the market longer, giving first-time buyers a little more breathing room than we saw during the pandemic frenzy. Back then, it felt like every home was snapped up in a flash, with buyers rushing decisions, waiving inspections, and skipping over details that matter for your well-being. Now, things have balanced out—you can actually pause, compare options, and negotiate credits, closing cost assistance, repairs, or even rate buydowns. It’s a far healthier process for those looking to build a life in a home that truly fits. The best-priced, move-in-ready homes still go quickly, but those that need some TLC—or are a bit ambitious on price—are staying available, giving thoughtful buyers a chance to secure a space that supports their lifestyle. The path to homeownership isn’t without its challenges; 30-year mortgage rates are hovering near 7%. Still, less competition means more time to make choices that are right for your future and your health. That’s what I love to see in our Palm Beach area community: real opportunities for well-informed, mindful buying.
